Name changed as this is blatantly outing!

We've moved in and are now sketching out ideas for how to extend. Current floorplans attached (who doesn't love a good floor plan!).

The lounge is on the north side, the back of the house faces east. The master bedroom is directly above the lounge.

I would like to keep the 2 small bedrooms the size they are as they're perfect spare room/study sized. DH thinks we only need one spare room but my DPs sleep in separate rooms so they wouldn't be able to stay if we only had one spare room. Also he currently works in an office but could easily be working from home in the future so would need a separate office. I'm in the 'sitting room' downstairs as I work 3/4 days at home.

I would like equal sized bedrooms with ensuites for our 2 DDs. I would like a decent sized bedroom for us, ideally with a separate dressing room to ensuite as DH gets up and out early 2 days a week. I would like somewhere upstairs I can read in the evenings when he's gone to bed without disturbing him. That dressing area would serve those 2 purposes.

I don't particularly want more than 3 bathrooms because I don't want to clean a spare one so if one could jack and jill to the landing so guests can use it I don't need them to have their own bathroom/ensuites.

Downstairs I'm happy with the number of rooms per se. Conservatory has to go as I hate them. I'd like a kitchen/diner with a family room off where the DDs can hang out with friends when they're teens. A separate lounge, separate study, separate utility room, still have garage storage space and downstairs toilet.

Garden wise you'll see we're restricted to the north by the line of next doors boundary and to the south there's not much space south of the garage (side passage access really).

Knock down the flat roof side extension / garage and do a 2 storey extension there in a sympathetic style to the existing house by continuing the pitched roof. Or match the roof pitch but at 90 degrees.

What is the grey area in the utility?

Can't see a floor plan for the upstairs.

Initial thoughts are to remove conservatory and do a single storey extension across where the conservatory side , but from the utility all the way across to the front room area. Open up the kitchen and dining room.

Grey area is the old fuel store. So a sort of pantry cupboard in there.

You are wanting the house to do alot. So assuming you have a significant budget.... especially with the rising building costs.

To get what you want I would look at a wrap around extension.....

So build on the flat roof area to create the upstairs space you want and then extend downstairs along the wall where the conservatory is.
The utility room seems a bit useless.... so many door ways.... it's pretty much a corridor. Get rid of the pantry bit. Block up the door way from the sitting room. I'd be inclined to remove the back door too and move it to the back of the garage.

I'm just here to say claim that spare room office for yourself now, and if he eventually starts wfh more, he can have the sitting room. Then YOU have your upstairs reading den retreat built into the system. So many threads on here where DH by default gets the privacy of the office as if his job more important and then constantly interrupts the sitting room worker when they're bored!

The beauty of the sitting room is we have a separate lounge and I can close it off to the world! I had a friend over for drinks and it has a sofa in there so it was a lovely snug/study combo.

We need to make sure both the DDs have equal sized room to combat any hint of unfairness. Imagine extending over the garage for our master bedroom, giving one DD our master bedroom and the other being stuck in the small room. I'd never hear the end of it 🤣

@princesssparklepants there isn't actually a door from the sitting room to the utility. It used to be the old garage back door. It's now half one of those old glass block 'windows' and half wall, so is a usable wall on the other side in the utility.

I would ask this question on Houzz, there are some really helpful people on there who regularly draw up plans for posters with similar questions.

No need for a separate WFH room for DH if we have 5 bedrooms upstairs. So I would like 5 but DH thinks we only need 4 (because I would like my parents to stay. He's presumably less bothered!)

Would adding a cellar cost much if you were rebuilding a section of the building? They are really nice in summer and would add a lot of storage/hobby space.

That's a big wish list - how much is your budget?

We are currently planning a 4 x 7.5 metre double storey side extension, with additional rejigging of walls on the first floor. Our quote is £153k, not including bathroom suites, flooring, decorating etc...

It's a long story but the budget is sufficient to do all this. What is flexible is how long it takes to get it all done. We will be here forever after all!

If you look at the upstairs layout you can't really create 4 decent sized bedrooms for less cost than 3 decent and 2 spare sized.

Extending the 2 small ones across the back would only give 3 bedrooms. Extending over the garage could give one brilliant master bedroom with dressing room and ensuite. But then leave 2 small and one big bedroom and 2 DDs who we love equally.

Extending one of the two small ones alongside the garage conversion would leave a wonky looking rear elevation. Then also we'd need to create 2 ensuites within the current master and the new extended small room. That would be tricky with the windows in the current master and also having 3 sets of waste pipes in 3 totally separate areas of the house. I don't want to go down the saniflo route.

My DF is 6 foot 5 so needs a king-sized bed. My DM has a bad back and is particular about what mattress and bed height suit her. I'm happy to have beds that suit them as my guest beds because they then surely suit any other guests.
