Worried about work next door

Just that.

Next door have dug a huge hole next to a wall dividing our properties, looks like something to do with the drains

Is there anything we can do about it? Or do we just have to wait and hope nothing happens? We are attached to them, too.

I dont think you can do anything, but what are your worries?

As you say it looks like drain work so I assume it's something that needs to be done rather than somethig they're doing because they want to - would you rather they leave it and risk flooding your garden?

R0ckets · 09/02/2023 09:05

Why are you worried and what do you think posting a picture of their home in the Internet is going to do that talking to them isn't?

The work isn't impacting you so honestly you should mind your business. Not sure what you want them to do about it there's obviously a reason they have had the hole dug. Hmm

Headstones250 · 09/02/2023 09:12

They've clearly got a problem with their drainpipe given all that green algae growing down the brick wall. Good thing they're doing something about it as I bet it's causing damp inside (hope it's rainwater and not sewage that's been running down the wall!).

Don't worry, it won't hurt your property - but why don't you just speak to them and ask them about it next time you see them? Have your own drains been working okay?

Reallybadidea · 09/02/2023 09:21

How are you attached to them if there's a dividing wall between the houses? And what's your concern about them digging a hole?

jlpartnerrs · 09/02/2023 12:36

Sorry my Q wasn't clear - the picture is of our side returns (Edwardian houses) and the wall in the middle there is leaning heavily now they have dug the hole. I am worried that they haven't braced that wall and that it will fall over if there's any rain. I have the exact same building on my side with drains the mirror of what you see.

Speak to the council if they are doing work so close to the party wall they may have had to notify you

Rollercoaster1920 · 09/02/2023 15:06

Just speak to your neighbors! If they cause the wall to collapse then they'll be liable to reinstate.

Dodgygeezer · 09/02/2023 15:23

If the wall is leaning and isn't propped I'd call the HSE. If the wall collapses it could kills someone.

Excavating next to a wall is notoriously dangerous for this reason

jlpartnerrs · 09/02/2023 15:33

For context - I wasn't sure whether this is covered under a party wall agreement and I have already spoken to my neighbour who says it will all be "fine"

I will be ringing the council up when I have some time (I'm at work)

Excavating within a certain distance of the foundations of a neighbouring property can fall under the Party Wall Act, but it depends how deep and how far away. If you google you should be able to find the details.

I looked into at as my neighbour keeps threatening to dig a 6ft hole in his garden for a sunken fishpond, which would be a couple of metres from my house (tiny houses and tiny gardens).

Rollercoaster1920 · 09/02/2023 16:08

If it collapses it'll go into their land. It'll probably be fine if they are just replacing the drain.

Most councils have the facility for you to report online. If you can post here, you can do that and I would.
