HOW LONG until we get a response about our offer??

33 hours since we made our offer- not tense at all - we really want this house!

How long do people have to wait...?

I sold last summer and wasn't prepared to accept offers from people who weren't in a position to proceed. One person thought it was fine to say they'd put their house on the market if I accepted their offer having been untruthful about the status of their property sale. Unsurprisingly I declined to go any further with them! However, I responded to all offers within 24 hours. When I offered on my new place I had it accepted later the same day.

When we bought our current house in 2017 we put an offer in before DH sold his flat. The sellers accepted the offer in principle but said they'd keep the property on the market until he had sold. It seemed fair to me. DH took the first offer he got just to secure the house. The market was moving much faster back then.

The sellers we're buying from now wouldn't let us view until we had sold our house. It was the first time I'd experienced that. Fortunately we sold a couple of weeks later.

I sold first but at the time I viewed the property that should be mine tomorrow (hurrah!) I was about to exchange contracts on a chain free sale. The vendor's EA took care to check my status with my EA's sale progression person and I was recommended as a 'good purchaser' which is a stage of the process that didn't exist when I bought the last time. Admittedly a few years back. For all that, if only the conveyancing system in England wasn't such a mire of stress from offer onwards!

It's all good advice. I've calmed down and am focusing on harassing my estate agent to sell my place [not really].

Definitely focus on selling yours. There's very little point in offering on anything if you need to sell something to fund your move and you're not SSTC yet.

It was a no for us, financially it's probably for the best, even if it was an amazing house
