Amitco, Karndean or tiles in kitchen-diner

We have a large kitchen-diner that is north facing and so our tiled floors are very cold.
We will be redoing the whole and getting UFH.

My understanding is the LVTs will be warmer under foot and work well with UFH (as long as it’s not overheated).

Is one better than the other in terms of hard wearing/scratches/dining chairs being scraped back & forth and overall look? We I’ll probably go for a wood effect, not too pale.
If we do go for LVT the we will probably have tiles around the kitchen area/island.

There seems to be mixed reviews when searching on mumsnet and I am hoping(!) that there will now be more of a consensus so I can finally make a decision.

We have Amtico over wet UFH. It was a bit of a pain, tbh and if I was doing it again I'd think twice. Amtico has to be laid over plyboard which has to be hammered down, not glued. We had to switch to old school UFH between the flooring joints rather than the UFH boards they use these days that go on top, so the nails for the plyboard didn't go through the pipes.

Definitely worth talking to a flooring fitter and your plumber before you get to the UFH stage.

Our Amtico has been fine so far in terms of scratches, and isn't cold like tiles.

I’ve got Karndean throughout my downstairs with wet UFH under it. It works great. Some people worry it’s not working as the floor itself doesn’t feel really warm to the touch but that’s not a consideration so long as the room is heating up. It still takes the chill off the floor. It’s also very hard wearing. I dropped a can of paint on it and it wiped off without staining.

We have Karndean in kitchen and in bathroom, DH is a bathroom installer and has used Karndean for over many years. Ours has lasted over 25 years and still looks good.

We have a dark LVT in our lounge but it has scratched. The lighter LVT in kitchen/diner shows no marks of abuse!

Karndean, perhaps a lighter shade, seems the way to go, although I don’t want it too light as would prefer a warmer tone in a north facing room.

We had Amtico in previously and it was really good, not a single scratch or dent, or change in colour. We have a cat who likes scratching the floors next to a closed door at 5am in the morning 😅and not a single mark was left. I have a friend who has Amtico and one of her kids was roller-skating indoors at some point - no marks.
The Amtico floors are warner than laminate and much-much warmer than tiles.

I have an oak look Amtico downstairs over wet ufh. Amtico does not need to be laid on ply board (perhaps that’s on a suspended floor?). I love it, doesn’t scratch easily.
A friend went for wood look tiles over wet ufh, and the grout has cracked.

We're currently having our kitchen/dining room knocked together and will be replacing quarry tiles with amtico, we don't want UFH, but the builder tells us amtico will be a LOT warmer under foot than the quarry tiles.

Positive comments about Amitco and I am glad to hear that both are warmer than tiles when there is no UFH - tiles are so very cold
