When to list house?

We need to move from the South Coast to the North West. I’m pregnant, finishing work end of June, due mid July. Existing DS will be 3 in August. DH is transferring within his company and is very flexible. I’m also transferring but I’m less flexible and have to finish my current role before maternity leave, so no scope to move prior to July. We need to be settled in the new location by January 2024 at the latest for primary school applications.

When should we look at listing our house given the relatively tight turn around? Ideally I’d rather not be trying to sell a house with a tiny newborn, but equally it may be too late by the time DC2 is say 3-4 months. Therefore, would it be wise to do it ASAP in July…or potentially even before? Thankfully, we don’t necessarily have to have a house bought in the NW (although it would be preferable) as we can move in with my parents or rent, but we definitely need to have our house sold here first. Thanks.

I went through an almost identical situation to you last year, timeline and all. We listed in May and the estate agent told all viewers up front the earliest we could complete was September (to allow me a minimum of six weeks to recover from birth in July). I'm glad we did viewings when I was pregnant, I could not have kept the place clean and tidy with a newborn! Luckily we were under offer within a week.

It dragged on a bit so was October by the time we moved - a four and a half month turnaround which is pretty standard. That was with no chain (we moved into a rental), motivated first time buyers, and excellent solicitors.

If I was you I'd get it on early Spring as it will always take longer than you think. Just be up front about your situation and timescales.
