Step down into kitchen

Planning a rear extension and builders have said we need an internal step down from existing kitchen (new kitchen and island will be in this part) to 4m extension which will have dining table and sofa area and bifold doors to garden. This is because the garden slopes down and also to accommodate a pitched roof as we have low windows on first floor and don't want a flat roof. I quite like the idea of the step down as it will separate a large space into two zones - the 'kitchen room' and 'garden room' and lower level will be closer to garden. Has anyone done this and could share photos?? Was it successful or do you regret it and wish you had gone for a level floor throughout kitchen and extension? TIA!

I don't have it so can't actually help with your question. However, a friend had it set out like this and I was always really envious - like you said, I really liked the way it split the dining/relaxing area from the kitchen.

But I quite like split level rooms in a property - I think it makes it quite quirky. Another friend had steps up to a dining room from their living room - and I liked that as well 😅

I guess the only drawback is if there is anyone with mobility difficulties where the step could be a problem?

I have just completed an extension with this due to a sloping garden and lower roofline. I wasn’t entirely sure when the architect suggested it but having lived with it for a month now I love it. It adds character and really works.

@StalkedByASpider yes did think of that and also may put off buyers in the future with babies and toddlers.

A friend of mine had this and it was always being sat on. It was lovely, like a long bench, with views to the garden, perfect for a gossip with a cup of tea! I was always quite envious of it. It definitely adds character and I can’t see any long term negatives beyond the baby issue…….which is transitory! Yes, it might put off so wine with mobility issues, it depending on the height, I’ve seen ramps being very easily installed if necessary.
