How much to rip out and install a small kitchen and bathroom (London)?

Looking for a very rough ballpark so I can figure out how much I need to save!

Need the design, units and fitting, plus the old stuff taken away. Not a handy person at all...

Thanks in advance for any ideas.

If both rooms are small and you want to go for budget options i.e. Ikea, B&Q, Wickes etc plus do some things yourself to cut the costs down (ripping out the kitchen yourself, getting cheaper kitchens appliances elsewhere), then an absolute minimum for two rooms would be £15-18K. For a small-size he difference between a stone and a laminate worktop is £2K; b&q bath tiles will cost you circa £400 but porcelanosa tiles will be a double of that, so it really depends on the specs...

@tallrectangle That's helpful, thank you. I won't be doing anything myself because I'm useless at that sort of thing, but I do like IKEA and would be happy with units from there. I suspect I'll mostly be paying for labour rather than parts!

Sounds like I need a bigger budget than £18k, then. Will need to do some calculations and plan when this might be affordable before requesting some proper quotes. :)

Just did this and had a builder do it all, small kitchen and bathroom in a small 2 bed flat in south london zone 3, also redid some of the electrics - came in around £16K

Ours is coming in around £15k and it’s absolutely all in the labour and waste disposal rather than the fittings – spent around £3k on Burlington suite and tapware, £1k on tiles, paint and floor, the rest is all the labour, though that includes removal of lath and plaster, and rerouting plumbing and wiring for a new layout, plus building a new wall in the hallway to create a slightly new shape as well as simply knocking through.

Oh sorry, just realised you’re doing kitchen and bathroom and I’m talking about knocking through a bathroom and loo. Duh…

In London we had our kitchen done for £12k including the Ikea fittings; bathroom for £7k. Ikea do do their kitchens on 0% finance so if budget comes up short you can get the fittings on the never never to ensure you have the money for labour.

We've just done a bathroom and including fittings probably came to 7k? It was part of a larger job. z3 SW. We got fitter as part of our bigger works and bought all the suite from Victorian Plumbing (£1500). Wickes quote for suite alone came in at £3k!! 😳

If IKEA offered a complete service, I'd take it. From what I can tell, they just do the parts - everything else is via a third party.

I want someone to measure the space, rip everything out (and take the old stuff away) and fit some things that will fit in the space! With a complete service, it's on them to get all the bits right, not on me for measuring something incorrectly. (Can you tell I've done this wrong before? 😂)

Really, I want someone with a magic wand to come along and transform both rooms, but failing that, an all-in service would be marvellous.

My dd just had her kitchen and 2 bathrooms fully designed and fitted in South East London. Total cosy was just under 20k I believe. The team she had were great and helped her order everything including measuring up and placing her order on doy kitchens.

I think you could do it for 15k

We just redid a small bathroom in outer London, completely ripped out everything and started from scratch. Looks like it is coming in around 8.5k but they have done an excellent job, and done the whole thing from beginning to end in around 2 weeks.

You could simply change the cupboard doors and keep the carcasses to save money and landfill.
