What would you offer for property on at £255000

Priced around the average for the street. Last sales were 10 months ago and properties went for around £240-250.
I very much like the house, but others will come along so am fairly fatalistic. Initial offer?

@XVGN That site is useful, thank you. £250 was the top price paid in 2022 for a similar property.
Really interesting comments, and has given me a little more confidence.

I’ve found the opposite! Put my property on the market 5 days ago and had an offer for asking price today. (Although still waiting for the EA to let me know but giving them the benefit of the doubt for a few days incase they really are busy)

Not odd advice if you live in Scotland. Prices often 20% over asking price.

I couldn't offer over the asking price anyway, I have a budget and that's at the top of it.

Update. Offered £245, flat 'no' will not accept less.

Not a problem - comparable (better imho) property came onto market and they accepted £243 😃

It is, thank you. Bit of a way to go yet, but this seller isn't in a chain either (neither am I) so it's all worked out better.
I think the market is slowing a little in this area, lots of reductions this past week, so I guess the seller decided to stay ahead of the game and secure the sale.
