House went on the market in October, offer accepted in November. House is being bought through a company. They had a survey done early December, electrics and gas both tested. All was on track to complete next week (9/2/23) however today the company has contacted our EA asking for us to buy a damp and timber survey.
The original Ric's report states there was a miniscule patch of damp measured on a wall in the kitchen. No visible signs, no mould or tangible wetness/bubbling of paint etc, this was picked up by a moisture checker. The surveyor himself concluded he was almost definitely sure that the cause was condensation because there was no more evidence of damp in any other rooms or even around the rest of the kitchen. Unsure if it's worth noting but said wall had no skirting board at the time of the survey. Reading was 20 at below skirting board level but fine everywhere else and not consistent along the whole bottom of the wall either.
I'm just unsure as to what the aim of a damp and timber survey at this late stage would be especially when the companies own surveyor dismissed this as condensation. We have certainly had no inkling it was in any way damp.
I'm just wondering if anyone has had a similar experience. No signs of damp we can see on the outside of the wall either so we are really confused. We do use tumble dryer and airer often in the kitchen as it's very spacious. We don't have the heating on very often.
