Hi all, I've posted a while ago about our conundrum over the best way to extend our 1930s terrace. It's the standard layout with the kitchen and dining room already knocked through. But we have the added complexity of 1.1m drop at the rear of the property (currently we have a raised deck which also doubles as garden storage) and a relatively small garden. There is also a small lean to that houses our washing machine and tumble dryer, which is starting to pull apart from the main building due to shallow foundations.

We've settled on two potential options. The first is to knock down the lead to and replace with a utility extension which you step down into (about half the drop, and then another couple of steps from the back door to the garden). This would house a downstairs toilet, washing machine and tumble dryer, full sized freezer, storage cupboard and we'd also leave a space for our dog crate to keep the dog separate when needed. We would replace the old deck with a new composite deck which can be accessed for underneath storage. The kitchen would be remodelled slightly and we would create a built in dining area in an area which is kind of wasted space at the moment. This would seat up to about 10 people at a push.

The second is to lower the entire floor (there is a void underneath so it's possible) and to have a more standard full width rear extension with a utility cupboard to one side. This looks more visually impressive, but we would have to lose our under stair storage for a downstairs loo, and would lose the space under the deck for garden storage (we don't have space for a separate shed).

What would you go for? The practical (and cheaper) version, or the larger less practical extension which would probably add more value? We have no plans to move in the near future.

What's the cost difference? Do you like the feel of your current kitchen/dining area? If you do, I'd go with the first. If not, and the price is affordable, the second. Also I'm not convinced you could fit 10 people around that table!

Ha, I'm basing the 10 person estimate on what my friend who has similar sized dining area told me!

The scale doesn't show very well, it's quite a large space (145cmx310cm) so would easily fit our 6 seater table. I don't mind our current set up but it was here when we moved so there are a few niggles that we could sort with a redesign and make better use of the space.

To answer your first question - we've just started getting quotes, so I'm not sure on cost difference yet. But the first option doesn't require any structural work, the second is a larger extension, would need steels and would require the whole floor being lowered so I'm expecting quite a significant cost increase

Definitely the full open back. The other option looks messy & stops good flow. The person who comes after you will rip out the first option to build the 2nd if you don't. The 2nd will hit the right spot for the next buyer making you more marketable later on. We did similar and just sat tight until we'd saved enough to do it.

Is lowering the floor possible? I'm thinking about the damp proof course, new joists, still enough under floor void etc. It sounds really expensive! But a better house for it, some people would hate the step.

Do not use valuable space with garden views for a utility room. It will block your light views from the kitchen and you will curse it. It’s also the furthest point in your house to where most dirty laundry is (bedrooms/bathrooms).

Can you post your entire floor plan? I think your option 2 is better than 1, but there is third, even better option waiting to be discovered.

Also try posting on Houzz, there are usually very knowledgeable people on the advice forum who will rock up with a good plan in no time.

Thanks for the feedback, you are thinking the same as DH. I just like option one for practical reasons.

I'm on my phone now so can't post whole floor plan, but it really is generic 1930s, there is just a living room at the front.

I think it is possible to lower the floor - our next door neighbours have got planning to do just that.

I definitely wouldn’t go for option 2. Cutting off half the access to the garden for a utility will be frustrating. Option 3 is bigger, so you shouldn’t have to compromise on practicality, it just needs a re jig…….

I suppose at the moment we don't really have direct garden access due to the raised deck so I'm not seeing it as any less practical that our current set up. But I do agree we need to future proof for whatever point we do sell

Hmm, utility back left, where you were going to have dining in plan 2, kitchen towards garden, dining/sitting along right hand wall…hmm, let me think!

Not sure exactly how far out you want to extend but this takes you to end of current decking.

I agree with creating utility area in the dining nook. It doesn't need a window, though you could have a frosted glazed door into it
