What would you do with this layout?

Considering purchasing a house with the attached layout but the bedroom behind the bathroom is really putting me off!

It feels weird using it as a bedroom but a waste to not use it at all. Ideally we'd have at least 3 usable bedrooms plus the master bedroom on the first floor. Also thinking about extending/reconfiguring the master en-suite into the bedroom next door which would mean losing a room.

Does anyone else have a layout like this and do you get used to it? Anyone successfully shuffled things around? There's no space to extend to the side due to the way the roof is pitched on the ground floor.

Argh, pic not posting. Basically, it's a Victorian house, long and narrow-ish, fourth bedroom at the back of the house and is only accessible through the main bathroom

I would make bed 6 the bathroom - it backs on to ensuite so plumbing should be easy.
Then remove the wall between the landing and the bathroom so you can walk straight through to bed 4. You could use the space to the left of the door as a laundry cupboard with washing machine and tumble dryer with a rail above to hang clothes on as they come out the machine. It's long enough for about 4.5 600mm units so could have a full height cupboard with shelves in there too.

I agree, bedroom 6 is also too small to be a proper bedroom, but would be a perfectly good size for a bathroom.

I really don't think that layout lends itself to four proper bedrooms and a separate bathroom.

If you didn't mind the second bathroom being an ensuite, you could also push it to the end of bedroom 4. Might need to rearrange the windows somewhat, depending on the exact dimensions.

But I think that would be a worse outcome than having the bathroom where bed 6 is.

Does that bathroom even have a sink in it?

i would also do what pepper suggests and make bedroom 6 into the family bathroom. The laundry cupboard is a great idea but if there’s a utility downstairs and it’s not needed, I think you could potentially remove the bath and make that room into a separate loo even if you made half of it the corridor

Are the rectangles in bed 4 chimneys or wardrobes?
Can you cut off part of the bathroom to form a corridor to bed 4. Then hopefully put a sink in the bathroom as you will have less doors?

What would you do with this layout?

I fact, if you made the bathroom 1.8m wide, the bath could go across the wall shared with bed 4?
Sink and loo where the bath currently are?
Any chance of adding a window in there?

Thank you SO MUCH that is a fabulous idea @Pepper12345. I knew you lot would have a solution for me!! That is the best way forward i think.

@fairlygoodmother the bathroom does have a sink, the floor plan drawing isn't great! Yes there's a utility room downstairs so perhaps a second toilet would work as well alongside the corridor.

@CatherinedeBourgh yes I'd also wondered about switching the bathroom and bedroom floor around but thought it prob would be almost as annoying as the current layout given it would be the main bathroom.

Anyway, I think we have a winner with bedroom 6 becoming the bathroom!

Just need to sell this plan to my partner now so he can get on board with making an offer Grin

@CatherinedeBourgh yes that's the other option we thought about! It just felt like a tiny little bathroom (when it's to be the family bathroom with young children etc) when mapping it out

The rectangles in bedroom 4 are cupboards. The bathroom already has a window luckily which isn't drawn here for some reason, which would help with that plan!
