Buyers/Sellers Exchange waiting room

Currently waiting for exchange, stuck in a never-ending loop of "there's been a couple more enquiries higher up the chain" and "we're nearly there now". Wondering if there's anyone else who would like to join me here in the waiting room of doom to vent into the void.

Next train for Exchange (line terminates at Completion) is currently delayed and they'd like to apologise for the delay.

We've exchanged on my dad's house! Completion on Monday - finally!

ClingingOnNow · 07/06/2023 15:31

We complete tomorrow and solicitor has informed me that the mortgage funds have been received to their account today, so hopefully that's the final hurdle...famous last words...

instantpotnoodle · 07/06/2023 15:39

We’re at the point where there’s nothing else to do, and we’re talking exchange and completion dates but nothing actually finalised and not getting the confirmation that rest of chain are actually at the same stage as us.

instantpotnoodle · 07/06/2023 15:40

Congrats @TFMinx and @ClingingOnNow

TFMinx · 07/06/2023 16:40

I'll be sticking around here until we complete on our own purchase. What a good idea to seek two houses at the same time, not stressful at all 🤪

We couldn't face it so DP sold his house first and moved in with me, meant him moving twice but selling one house at a time is stressful enough.

BungalowBuyer · 07/06/2023 16:50

I've had the contracts TR1s etc. to sign for my sale and purchase today, so that's tonight's job.

Fingers crossed there aren't many enquiries from the local searches and we can get on with agreeing dates soon.

Jazxholly · 07/06/2023 17:12

@TFMinx congrats!

TFMinx · 07/06/2023 18:01

@BungalowBuyer unfortunately we didn't have a choice: we were already up for sale and the my dad died, meaning we had to sell his house too.
One house down, one to go...

ClingingOnNow · 08/06/2023 11:16

We completed at 10.45am. Sellers are still cleaning according to the EA so we will pick up the keys later (no great rush for us as we are in rented and don't physically move out until Saturday).

thoughtsofmoog3 · 08/06/2023 16:31

Well done all of you who are over the line 🎉

Today, my solicitor has asked me for some financial info she already has, and emailed seller's solicitors for answers to some random questions from March. I feel like they are trying to justify the delay now.

Once this done, I cannot see any further reason for them not to move forward.

BungalowBuyer · 08/06/2023 17:43

We were promised we'd know if there were any further enquiries by the end of this week so fingers crossed for some news tomorrow.

ClingingOnNow · 08/06/2023 19:04

My top tips on getting to exchange quicker

  • pester your solicitors. I really mean pester them. Chase daily. You want to make yourself a nuisance - they'll hurry your case up to get rid of you.
  • if at all possible be in touch directly with your seller/buyer. Solicitors often don't give the full picture and I found everything has moved so much quicker when we've been in touch directly and can align ourselves.
thoughtsofmoog3 · 08/06/2023 19:10

@ClingingOnNow These are my current tactics - I will update on their success!

TFMinx · 08/06/2023 20:15

Good luck @thoughtsofmoog3 it's infuriating isn't it!

changeage · 08/06/2023 20:18

Literally had to go home from work after a panic attack. I blame it on the stress on hearing when we can exchange!

changeage · 08/06/2023 20:20

This process has literally affected my mental health! Pathetic I know!

Jazxholly · 08/06/2023 20:25

@changeage i feel exactly the same way! I feel like my life revolves around waiting for an email or a phone call from somebody!

changeage · 08/06/2023 20:29

@Jazxholly I think it was an email I read whilst at work that set me off. It said the provisional instead of definite completion date as I was expecting and after that I started feeling faint and had a melt down lol!

I have a very high stress level job and that just sent me. Over the edge!

changeage · 08/06/2023 20:31

I've been waiting for my file to be "signed off" (whatever that means I though having a conveyancer meant they could do that)! by senior management for days now!

It's not at all. It did the same to me when our first buyers fucked us about, tried to rip us off and then pulled out after wasting 3 months.

TFMinx · 08/06/2023 20:50

@changeage it's not pathetic at all. My husband is stressed to the point he doesn't want to go on our first holiday in eight years on Monday as he thinks there's so much to do. Everyone in the chain wants to complete on 30th yet no solicitors will actually commit to a date!

changeage · 08/06/2023 20:52

@AlwaysGinPlease See I could just never try to rip someone else off. Awful for you. Wishing you the best.

changeage · 08/06/2023 20:55

@TFMinx That sounds just like me! I totally get him. I have my fingers and toes crossed for you guys.

Thank you. Fingers crossed we should be completing at the end of this month but I still won't believe it until we have actually moved! Fingers crossed for you too🤞🏻
