Buying in Kings Nortan Near station

Hi!

We are considering moving to Kings Norton. What's the area like? How is it to live there? Especially very close to high street and Kings Nortan station (less than half a mile). Its a lovely house and we are seriously considering it. And does the traffic gets very bad especially in the morning time driving towards Kings Heath? Would this be considered on the other side of The Green?

The other option is a house on Howard Road, Kings Heath. It's far from the station but ticks all the other boxes. If we had to compare between both the areas which one is better or preferred?

Just wondering if anyone has some experience of living round this way and what it's like? How is the crime rate? Any suggestions would be appreciated.

Thank you

Hi Op I have lived in Kings Heath and also Cotteridge and Bournville. All areas have rough and not so rough roads. Traffic is horrendous around the south side of the city at most times throughout the day, I ended up moving to the North side of the city but travel across Brum for work and it is an awfully congested city to navigate. Howard road is on an A road so I would try and avoid unless you really don't mind the noise. I personally don't like KH I find it too gritty and inner city / congested but others love it. Have you looked at Bournville? Lovely houses and much greener.

I agree about KH, but it's very popular and thought of as 'hip'. So I'd imagine you'd have good resale value. Some of the property is expensive and sought after. I think the schools are well liked, but you'd have to be careful about catchments as they are tiny in Bham. Can be just 0.5miles.

KN less so. Which is a shame as I lived there until about age 9 and I have happy memories. It does have a rough end though! And I mean really rough, so you need to ask around. I drove through the other day actually and I think it's quite clear to see which roads are the ones to avoid. I think by the station and park is ok? Close to cotteridge too which I believe is also well liked (wasn't when I lived there!). I'll be honest, my parents told me not to buy a house there when I was looking, admittedly probably 15-20 years ago.

Traffic is awful wherever in that neck of the woods.

Thank you. Yes this house is in Cotteridge Village and very close to the station. My DC goes to Kings Edward Grammar school and I am trying to see which of the 2 houses would work better for us. The one on Howard Road is walking distance to school but I like the house in Kings Heath more....

Which grammar?

AGA007 · 29/01/2023 10:28

Thank you. The house is in Cotteridge Village in Kings Nortan. Is this considered living on the other side of The Green? I am confused if this is the area people say to avoid!

House in KH means my child can always walk to school but I like the house in KN more.

Assuming you're talking about Camp Hill, you'd be better in Kings Heath or the top end of Kings Norton so your child can walk to school. If there's a bus from the station to the school that's fine but it's a trek of a walk.

However bad you think the traffic may be at school/work times, think again and multiply it by 10. It's awful.

Don't forget that construction starts on Kings Heath train station about now.

I wouldn't buy on Howard Road. They are increasing the size of the surrounding low traffic neighbourhood so all other residential roads will be blocked to through traffic. This will push all the cars onto Howard Road. It's going to be a nightmare!

Cotteridge close to the station is a nice area.

Ya, just read about this today!

Any idea if near Kings Norton station alright? House is less than half a mile away from KN station. There is a direct bus to school from there as well. I appreciate your help.

How about living a bit further out and getting the train in? From the end of the line (Redditch) to kings Norton is only 20 minutes by train, similar by car and much nicer places to live further out along the way.
