How to show proof of funds if only a cash buyer upon your own sale??

This really. EA asking for proof of funds. My property is under offer and I own outright. It’s sale covers the purchase price but how do I prove all that? Is it a case of providing my solicitors details who can confirm? Have done that. Can they confirm? Didn’t expect this as haven’t conveyanced for a long time and don’t remember being asked this before. (Was a cash buyer previously also)..

I'm glad you've told them you're in a chain and that the EA is doing due diligence with you, because our cash buyer turned out to be in the same position as you – they didn't have the cash in the bank – the definition of a cash buyer – and their purchase of our property was contingent on them selling their mortgage-free property. So they weren't a cash buyer at all but our EA went on their word that they were and we had a nine-month nightmare of waiting for them to sell after finding out too late in the process that the money wasn't ready.

All the agent needs is to talk to the agent selling your house. That should be enough - they will confirm how far along the sale is.
You are not, however, a cash buyer yet. In the summer of 2021 I was in the exact same position. I owned my house outright which was under offer but not exchanged. Properties were selling fast. I made an offer, but lost out to a true cash buyer, who had cash sitting in the bank, even though I offered more. A week later I had exchanged and two weeks after that completed, so became a real cash buyer.

You are not a cash buyer and cannot provide proof of funds. I have provided proof of funds before which was a bank statement showing the cash in the bank on instant access.

@Greenfairydust I agree, and pointed out up thread, that she needs to ask the EA what is required in her particular case.

And given the number of people who have confirmed that they were described as cash buyers by EAs and Solicitors, it is equally annoying to hear people parroting ‘you are not a cash buyer’. It is perfectly possible for the cash-on-sale-but-not-chain-free status to be described with accuracy and honesty to vendors. As indeed my vendors reputable EAs described my circumstances in detail to their clients.

A cash buyer is not a mortgage free buyer. A cash buyer is not part of a chain. You will be a cash buyer once your property is sold and the cash is in the bank.

We absolutely were cash buyers and were still part of a chain! We had sold our house, the funds were in our hands and we went into temp accommodation on completion of our sale as there was a hold-up on the property we were purchasing.
In fact the chain collapsed because someone was playing silly buggers further up. (Seller at the top of the chain kept changing his plans. We pulled out because he was deferring exchange of contracts and eventually admitted he could not give even an approximate date for it to take place. Total flake. )
We were stuck in Air bnbs for six months when we had thought it would be about six weeks. Not fun. Luckily we found another house quickly.

Just send them a copy of proof of ownership of your house (title, which btw anyone can get hold of online), and explain your situation to them.

Then they can decide whether they want to accept your offer on that basis.

This is more practical than arguing the toss over whether or not you are technically a cash buyer.
