Hesitating between 2 houses in Kent (with Rightmove links)

I have a small budget so I know I have to compromise in my search of a 2 bed house.

I have seen two houses that would fit my budget but both have a couple of issues and I am not sure which one would make the best bet.

Really spacious & a period property. 2 bed plus a converted loft. Nice, big garden. 15 minute from train/high street and seafront (I don't drive so this is a big plus); spoke to tenants who said they enjoyed living there and it was relatively quiet. But it is on a fairly busy road and not the prettiest road in town. Has a school nearby.

I love this one because it has fields with horses at the back, is on a lovely, well maintained estate, 15 minutes from high St and sea. Small but fine for my needs and easier to maintain/heat. My main concern is that the house next door (not the other semi but the one across the drive) is a holiday let. The tenant said that she has never any issue. it is not advertised on airbnb and does not allow children or parties. This really would be my favourite but I still have a doubt because it is a holiday home.

Any advice?

I have been looking for a while now and this is a small town so the housing stock in my budget is really limited and I already lost out on a house after I was outbid.

I am really getting to a point where I want to make a decision and find somewhere or I am going to lose my mortgage in principle. I also am nervous about being in rented accommodation right now after being a homeowner for so long.

Any comments on these two would be most welcome!

I'm a bit of as security wonk and don't like easy access round the back in the field. Terraced will be much cheaper to heat as well.

House 2 looks like it backs onto a flood plain to me, plus someone told you it's a marsh....that's basically a flood plain. Check the flood zone maps carefully...

Don’t know the area, but other than that I would pick house 1 definitely. Looks absolutely lovely!

I like the look of house number 1. Also the very last house. Lovely garden and rooms seem a decent size.

House 1, hands down.
It is a perfect small house and the back garden is lovely. You could make it into a gorgeous place to relax in.

House 2 is a featureless, cheap looking, miserable building and the holiday let business next door would be a constant pain in the arse.

And you have no guarantee that the open land beside house 2 won't be turned into a giant lorry park or some other monstrosity.

Yes this one is really nice and spacious with nice neighbours and is chain free with no tenants, although it would need a new bathroom (currently adapted to the needs of an elderly person). Only problem is that it is further back from the town centre. Which means it would be definitely quiet but I don't have a car so it would be a bit of a nuisance. The alternative is to get a bike or start driving again.I am having a second viewing next week on that one.

Really interesting to see that people seem to prefer house 1 and that so many have picked up the issues with flooding and potential further estate development for house 2 while I was so focused on the holiday let nuisance so I am definitely crossing that one out because there is too much uncertainty around it.

House 4 nope. Living room shows a second Tv with what looks like a live security camera feed of 4 cameras? Why would you need that

I think no 1 is nicer by a country mile. No 2 looks tired and in need of money spent inside and out. No 1.

It is home to two rather elderly/unwell people but I must say I had not noticed it being there on the day I viewed and agree that it is weird. It is really quiet part of town with little crime recorded so it is a bit odd.

It is tricky! I do prefer the first house but being overlooked and having no
parking would be a dealbreaker so I'd go for the second one.

Number 1 is not a nice area. I wouldnt touch anything in the Mill Hill/Mill Road area.
I used to live fairly close to number 2 (North end of Deal). I'd be very surprised if the farmland at the back was sold off any time soon, new builds seem to be popping up on the Sholden end of town but not the North end. It also never came close to flooding in the 20 years I lived there.

What if you buy the first one and then the neighbours become holiday-let? The second one can also stop holiday letting at any point. I wouldn't make my decisión on that.

@DisforDarkChocolate I think house 2 looks dated because it has been let to the same person for years and not really updated over that period. I was told the fields are agricultural land with some marshes or something and unlikely to be built on. But you never know and EAs will say anything to try to convince you anyway...

Have those fields flooded before? Flooding is becoming more problematic. Could your house be flooded in the future too?

I have heard very contradicting opinions about Mill Hill & Mill Road. I would not live near the Mill Hill co-op and on a couple of specific streets in that part of town but have never seen/had any issues with that side of Mill Road and I don't live too far from it at the moment. I quite like the part near Victoria Park.

But then I used to live in a very part of East London :) so local people's idea of ''rough'' is not quite my idea of ''rough''...

North Deal was my first choice as an area but there is nothing in my budget at the moment beyond house 1 and I am just not sure about it which is probably a sign that it is not right for me.

That is always a possibility but as someone has already commented Mill Road is not the prettiest part of town so this is not really holiday let central. There is only one I could find on Airbnb at the moment and it is far from this hours.

Lovely residential street, well maintained houses and gardens on either side.

But 1920s house that would need from what I could see: it has a rather ancient back boiler that would need to replaced (could be costly if it needs new pipes and water tank), potentially new bathroom, loft insulation, gutters cleaned...

I could offer a cheeky 10% less and they can only say no....
