Conveyancing costs when you're just selling

I am selling a property I own (no mortgage) to a cash buyer. No purchase.

Would anyone be able to say what this may cost in fees please?

Midlands, if that's relevant.

it would be best to phone a couple of local solicitors and ask what their conveyancing fees are, but a quick search brings this info up.

“How much are conveyancing fees when selling a house (only)?

Expect the conveyancing process if you’re selling only (with a mortgage) to cost around £800. Add around £100-£400 if the property is a leasehold. If you don’t have a mortgage, it should be a bit less (as an estimate, subtract around £150-£100).”

I pay £1200 to sell a property, which is on the higher side, but my solicitor is outstanding. His expertise and advice is thorough, and he answers all emails within an hour; I would pay more to be honest! He really gets things moving. Quickest sale was 4 weeks, he chases and sorts issues when the other parties are slow/unhelpful.

Buying is more expensive; between £1800-2600 depending on the property. Again, I'd happily pay him more, he's a gem.

We just paid £780 plus VAT for our sale. There was a mortgage involved and its leasehold with a weird arrangement with 3 sets of deeds. This is Lancashire

We are about to sell and the solicitor we're going to use is charging £1200.

Similarly to @RubyPip, I know it's not the cheapest but she was absolutely brilliant when DM sold her house and bought another one last year. We discovered, unfortunately, the problems that a poor solicitor can cause. I'm happy to pay the higher cost because she is just so efficient and brilliant.

We're in Gloucestershire.

Estate agent fees are the biggest - usually at least 1% of the sale price plus VAT. You may need to update your EPC and possibly other paperwork. It all adds up. As well as the conveyancing fee the solicitor will usually charge extra for ID checks and bank transfers etc.

With my solicitor it depends on the value of the property- am selling my DM’s house and it’s approximately £1100 including VAT.
