Moving to Earlsfield - advice please!

I'm looking to move to Earlsfield (myself and 2 DC) and wondered if anyone has some local knowledge of where I might be able to afford a 3 bed property with a private garden in the area?

School catchments are not important as DC are already at Wandsworth schools. I need to be able to get to Earlsfield station but it can be a walk or short bus ride away.

My budget is pretty tight, it's still slightly up in the air but is likely to be £600k-£700k.

Are there any areas in this price bracket?

The roads around spencer cricket club are lovely and you can get wide purpose made maisonettes with reasonable (for London!) gardens for example on Fieldview Road in that sort of price. There’s not much on at the moment but that’s where I would keep my eye on. Very family friendly and close to amenities.

I think that budget might be a bit tight for what you are looking for.. were you looking for a house? you may get a 3 bed flat or perhaps a maisonette which has a small 3rd bedroom?

A flat/maisonette would be ok as long as ground floor garden access as we have a dog. I do need 3 good size rooms as I have two teenagers.

Realistically your best bet is going on Rightmove and inserting the area, 3 bedrooms and budget and it will show you what you can achieve.

There are 3 bed houses within Wandsworth as a whole where you could just do this, though they aren't necessarily sitting within the Earlsfield area. They are also going to be on the cheaper roads. But the third bedroom of one of these may be better for you together with direct access for the garden.

The traditional Earlsfield 3 bed maisonette is going to be tricky as they will virtually all be two doubles and a small box room. Many will also be the top floor but with stairs leading down into private section of the garden.

Your 3 good size, equalish bedrooms, direct access to garden within budget in Earlsfield in all honesty is a stretch as you will see on Rightmove.

Even the roads of ex local authority housing such as houses of Swaby, Lidiard, Headington, Leckford, Openview all of which have the 3 bedrooms (many of those that have gone into the loft obviously have 4 with the additional bathroom) are going to be both over budget and only have the very small 3rd bedroom often considered a cot room for baby. Those that have gone into the loft with the 4th bedroom are considerably higher than £700k. I know this as I used to own one!

Ok thank you for that - I take your point about the third bedroom size.

I have been looking and Fieldview and Strickland Row seem affordable and well proportioned - there isn't that much on the market at the moment though so it is tricky to get a feel.

Strickland Row might give you the slightly more even split with the 3 bedrooms.

It's a slightly cheaper area being slap sandwiched between Wandsworth Prison and Wandsworth Cemetery making it a more affordable road due to the location. Nothing wrong with that, but some find it an off putting area. Further to walk to the station as well.

Fieldview maisonettes all fine.

I suppose it's a talking point living between a prison and a cemetery! Not sure I mind/can be picky 😂

I wonder if there is much noise from the prison??
