Where would you buy in London area with great transport connections?

We live overseas. Have a house we rent out but in a bit of a remote area. Over the next couple of years, two of my kids will be going to uni in the UK. We want to sell our house and to buy a 1 or 2 bed flat/house in the London area where we have friends and family (all over, from North London through to Surrey). We have about 400k max and we want an area with excellent transport connections. We don't know yet where the DC will go to uni but we want them to have a base where they can leave their things, go at weekends and for us to have a base in the UK too (we have a younger child who would come with us too during holidays). We had always stayed with family during holidays but now that's not possible as the family member downsized and moved into sheltered accommodation so we also need somehwere to stay when we come.

While the flat is empty, we would consider Airbnb (aware that it's limited in London) or some other short term rental. Potentially only for one of the bedrooms if we do a 2 bed.

So my question is - what areas of London would you recommend for the money we have? As I mentioned, top priority is excellent public transport links. Then ability to generate some income (as we're losing the rental money).

I think it depends on where you need the transport links to get you.
London is very big. If you live any where on the edge it can take 30 mins or so to get into central London at hte train terminus for that area - it can take at least another 30 mins to cross London to get to the station you need for your onward journey.
If there is a particular are that you need to get to more frequently, it would make sense to look around places that have links to the relevant station.
Or do you mean easy access to Gatwick or Heathrow?
Or road links?

Something like this OP in Wimbledon- attractive place- 2 good bedrooms- very air bnb ok as 2 bathrooms- nice 10 minute walk to Wimbledon village- nice decor

Penge or Beckenham would be my suggestion too.

You're looking for two separate lines (or more) into town if you want great connections, so that if one side goes down for whatever reason you still have an alternative option. They're both less than half an hour into either London Bridge or Victoria, and I believe that Beckenham also has trains to Cannon St and Charing X.

@nudnikit I think you're right in considering the Harrow area. I lived there until 2 years ago and the transport links and parks are what I miss most. Where I lived (more than one HA1 postcode) I was in an easy walk of 5 different stations covering 3 different tube lines and 2 different rail links , aswell as countless bus routes. It was a safe and friendly area with a lot of parks and green space for suburbia. I have since moved our towards Watford and although you get more for your money, if your main transport link is disrupted (eg rail strikes) it makes commuting to London a lot more tedious!

Move to Harrow HA1 and be within walking distance of Harrow & Wealdstone and Harrow-on-the-Hill and you will have access to Met and Chiltern lines, London Overground, Southernand London Northwestern fast trains to Euston, Watford, M Keynes, Clapham Junction and beyond. Excellent schools and one of London's lowest crime rate boroughs.

Greenwich -- train lines, DLR, river boat, quick bus to Jubilee tube as well.

Ruislip. Harrow’s a bit of a dump. Town centre is horrible. I lived there for 2 yrs so know it well. Ruislip has 3 tube lines and train to Marylebone. These flats are seconds from Ruislip tube and High St.
