Flooded my neighbour

Long story short, a leaky tap was left running in my flat and my downstairs neighbour has water ingress - wet walls and carpet.

I've never made an insurance claim before. I have said that I may just cover the cost myself, once things dry out and we see what needs replaced as my excesses are between £600 and £850. I'm not even sure what to look for on my policy. I assume this would be 'flood' and not 'escape of water'? But my property is okay, it's his I need to sort, so which part covers that, if any?

He's been really good about it and just said he'll come back to me when things dry out a bit, but he rents, doesn't own.

Please help!

No it wouldn't be flood it would be escape of water.

It would just be covered under the escape of water section.

If you are going to go through insurance rather than sorting yourself, he would actually claim under his insurance (I'm assuming his contents got damaged?)
And then his insurance company would claim from your insurance company.
So he still needs to claim on his policy (unless you want to sort it yourself)

He didn't mention contents, apart from saying he'd move his fridge to check behind it.

So I'm hoping carpet and wallpaper, which is buildings, is that right?

Wallpaper would be classed as buildings.

Carpets would be classed as contents.

It's just that because he rents he's only responsible for his contents. If the buildings has got damaged his landlord would be responsible for that and so the landlord would to claim through his buildings insurance (which would then claim off yours)

Although carpets would probably being to the landlord so again it would be landlord who would claim off his insurance rather than the tenant claiming

The tap hose leaks when the tap runs. Have been catching the leak in a container, with the repair on the to do list.

Someone left the tap running today, for approximately 4.5 hours (not sure when they went out exactly, but that time, at least)

Your neighbour could actually make a claim against you (in court) for negligence since you knew you had a leak but didn't fix it. You're on quite dodgy ground here. Luckily it sounds like your neighbour is understanding and a nice person but you need to make right the damage to their flat (they don't necessarily have to use their contents insurance - or they may not have any).
