Bathroom layout with diagram

My bathroom is small 190 x 230 cm
I'd love an omnitub but lots of people seem put off if no separate shower. 3 bed Edwardian semi. Downstairs loo but no other bathroom. Just me & teen DD. Totally undecided how long I'll live here. Love my house but likely will need to downsize at some point ( probs 5 - 10 yrs.)
Current bathroom leaking, bath doesn't work etc etc. It really does need replacing.
Am I trying to squash too much into the space?
Current bath is where shower on diagram ( with shower over). Loo has to go along wall under window due to plumbing.

Can rehang door to swing outwards.
Alternative is to replace current layout like for like or just have an omnitub ( controversial!)
Thanks

I've never used an Omnitub, but unless you get in from the top, you're only leaving yourself 45cm at the side to get in and out which would feel very squished?

Could you have the shower long ways against back wall and move loo to where shower is?

Sorry just read the loo being on back wall part!

That seems very tight on the toilet. You need a surprisingly large amount of space in front of a toilet.

Thanks, I sat on the loo with a tape measure and agree! I'm definitely trying to squeeze in too much.
Sigh...back to squared paper and scissors 😄

Could you get a toilet with a sink above it? That's what we have done for our downstairs bathroom as it's only 1.5x1.9

I stayed in a hotel in Thailand with a japanese soaking tub that had a shower above it. Could that work?

thunderstruckk · 17/01/2023 17:24

Could you put the shower where the toilet is now, then the toilet on the wall with the door where the shower is now, move the sink up a bit and put the radiator between the bathtub and toilet on the right hand wall?

Curlingstone · 17/01/2023 18:31

@stormelf I think my decision now is either a Japanese tub with shower over or normal bath with shower over. I've never actually been in a soaking tub, but looks so lovely to be neck deep in warm water.
@thunderstruckk unfortunately plumbing all in wrong places for that configuration 😕

If you are happy to have the toilet pipe boxed in then it should be fine to move it to where the sink is. You could then put the bath where the loo is and put the sink opposite the toilet with the shower along the same wall as the bath.

swap shower and omnitub because then you can walk into the shower space at the end which is fine.

Shift toilet a bit closer to the shower and then it should be fine for space.

can you replace the radiator with electric underfloor heating and then you can shift the sink further into the corner which also gives more space.

I totally understand that you cannot move the toilet due to plumbing. My house (Victorian) has "ye olde worlde soil pipe" coming up from the floor, and to change that would involve an excavation that Tony Robinson and the Time Team would be proud of. I had to leave it where it was.

Could you swop the sink and radiator around to leave more leg room from the toilet? I'd extend the "Omnitub" out as far as possible towards the toilet to mean you can get a bath in there. I wouldn't buy a house without a proper bath, no matter how nice the bathroom, and it will put buyers off.
