Gapping big holes in my carpets/floor boards whose responsible?

Live in a old house built in the 1940s.
I rent been here 6 years.
As time as gone on we've noticed on the landing & small bedroom there's gaps being dented into the carpet from the floorboards, they are really creaky.
Today it feels like a hole slowly starting in the carpet/floorboards! Hmm
I've always rented new built properties so never had this issue before.
Whose responsible us or the landlord please? And would they actually fix it? Becoming worried one of us will fall through at some point! We also don't have any house inspections so it's never been picked up.

Well, you need to take up the carpet and have a look, find out what the problem is. I'd contact the landlord first of all, get his permission or ask if he'd prefer to do it.

Do you have a contact? What does it say about maintenance?

I've lifted the carpet up on the landing and there's gaps between the floorboards so I assume same thing in the bedroom.
Contract says he's responsible for maintenance of exterior and interior but nothing about actual floor boards.
I'm hoping to replace the carpets in a few months but not sure I can with holes in the floorboards and don't have the money myself to replace them.

Of course, a problem with the floorboards is the landlords responsibility. Please get onto him or the agency if he uses one and make them aware of this now. Also, I'm not sure why you are talking about replacing the carpets at your own expense? Again, surely that is something the landlord should be doing, although I appreciate he may not wish to.

Okay thank you will get in touch with him tomorrow. No he won't replace the carpets even though they must of been down for at least 20 years! He's one of those who sadly don't like spending money on the property and does the bare minimum.

Why would you replace the carpets? It’s rented that’s the landlords job and cost.

So you will carpet his house for free? Don’t be silly. He might give you notice the week after.

if the house doesn’t work, move it’s the joy of renting.

Are the floorboards planks of wood (apart four inches wide, with a discernable grain and occasional knots)

Or sheets of chipboard (about 4ft x 8ft)

It makes a big difference

Photos would help.

GotAnyGrapez · 17/01/2023 08:44

They are planks of wood. I can't take a photo right now but will later.

Also it's not just that easy to move when you rent, there's a massive shortage of houses right now.
I'd be stupid to give up a long term tenancy and have to fight to rent elsewhere with 50 odd other families applying for the same house! Things have changed in the past few years.

Definitely for the landlord to deal with. If there's an agent as well, contact them and send them photos or invite them round. If, big if, you replace the carpets at your own cost, consider having the original carpets carefully removed and rolled and stored in the loft. When you come to move out, put the landlord's carpets back. Don't let him benefit from yours.
