How much nagging can one do?

Waiting on exchange. Our seller has had our enquiries for over 9 weeks after the searches. I know we have had Christmas/New Years during this time. I also know that the process takes time. I have followed up a couple of times with their estate agent...but how much is it reasonable to follow up....I would like to get things moving along, our offer was accepted in September and neither of us are in a chain.....so annoying living in this limbo with schools to factor in as well.

My question is how long should basic enquires take to be answered and how often can I ask for a bit of a progress report?

You have my sympathies. I'm in a similar situation - waiting on exchange. The chain is as short as it gets (my purchaser then my purchase) so it's very frustrating it's not moving more quickly. Embarrassingly it seems that our solicitor is the hold up. We are now adopting the 'squeaky wheel' approach - constant chasing every couple of days. If I were you, I would start putting pressure on your agent and your solicitor to get things moving as you're paying them both. Particularly your agent - no fee for them if the contract doesn't go through.

I would be phoning estate agent's and solicitors once a week to get an update.

I'd be phoning every other day if the delay was on my side. And if that didn't get things moving I'd move to daily. Sometimes you just have to bug them so they want to get rid of you sooner! X

Loads of nagging.

I'd be phoning every other/third day so they got so sick of me that they moved everything along in order that they didn't have to talk to me anymore.

You need a precise account of what it is you are waiting on; then phone regularly to see if these have been sorted. Again and again. And again. It's the only way. I feel your pain.

When we had delays on our sellers side I went on at someone pretty much every day, whether it was our solicitor or our estate agent or their estate agent. Our EA had a really good sales progression team who basically forced our onward purchase through.

We are in the same situation. Our offer was accepted in September and we've had the survey. We are FTB and seller isn't buying so no chain but dragging on and on so frustrating! The buyers solicitors sent some post before Christmas 2nd class during the postal strike so added to delays. My solicitor is calling today with an update so hoping there's some progress.
