Why is this house so cheap/not selling?

I've been keeping my eye on houses in this area for a little while, and this one seems like an outlier. Other 3 beds of similar stamp/condition seem more like 350-400. I can see the rooms aren't huge, but still can't quite understand why it didn't sell at 335 and has had a series of reductions. I'm new to houses though...anyone see what I'm missing? It does look like a half finished renovation? Maybe issues with the materials used not comforting G2 status.

insuring a thatched roof is expensive

Renting out an F rated property is not possible without an exemption

The last picture showing where the property boundaries are is interesting - someone else owns the outbuildings between behind the one story part of the house and the parking spaces.

I know it can be removed but a woodburning stove and a thatched roof is a very dangerous combination. Ask me how I know.

I wouldn't consider a thatched roof

Odd shaped rooms - hard to put furniture in.

Dining room is tiny and has three doors including the only back door.

Is there rear access? Looks like no way through to the garden except through house (hence dining room problem.)
If you look at the final picture with the red outline - there is off road parking that would be yours but the house is attached to a big outbuilding that doesn't belong to you.
The garden is small for the size/age of the house.

All of the above would put me off - but mostly the size of/access to garden.

Thatched houses always take a lot longer to sell than anything else in my village (years, in some cases). It would be tricky to redo the thatch with the property being directly on the pavement. That would need scaffolding and a licence from the council, adding to the cost.

I wondered too about the possibility of some major building project behind or adjacent to the house.

Thatch looks horrible. Rooms are small. Windows at the back are tiny, it must be dark inside. Fireplace is massive and ugly. Red paint is unattractive.

It's odd that they have a dining room picture, then the next one has the same room with no table. The room seems small and has the front door opening onto the road, so more of a hall really. It looks like there are small rooms, low beams, odd lay out. Where has the oven gone? Honestly, I wouldn't touch it with a bargepole.

It's a combination of all the things PP have already said, but another concern over thatched roof is that thatching is a dying craft and in future it may be difficult to find people who can do it at all.

I’m confused about how you actually get into bedroom 2 without a door ?

Thatch a red flag in terms of cost , the building to the rear may be noisy and will affect light levels too - busy road I’m out

It’s on a junction of a B road, so cars and vans pulling away outside and no double glazing.
That ‘4th bedroom’ is an extra reception room, very small. Must be freezing.
Google maps street view has an interesting picture of it before the last renovation from the road opposite at the junction.
I think it has basically no attractive features and would be a big of an ordeal to live in.

Grade 2 with what looks like a fair amount of work needed. Partial heating? Possible damp.

Looks like it's being half tarted up by the bits left lying around, no oven yet. What's the situation?

Dining room has furniture in one photo but then a second photo shows empty? EA not marketing it very well 🙄

Thatch looks like it doesn't have many years left in it.

The neighbouring building . Might be an issue depending on use or access, right of way etc.

The back garden drainage/run off back down to the house?

Nothing's an issue if you have money to throw at it.

Ring the EA and ask lots of questions. If it's feasible, go and see it .

It's on the road and the pavement is only 2 foot wide - extrremely noisy probably.

Interesting indeed from 2021!

Look at building consent as the entire front has been redone. Would be interesting to see what else is needed but possibly not yet been done.

We stayed in a thatched cottage on holiday one summer. The size of the spiders, Jesus Christ I’ve never seen anything like them in England since.

It opens directly onto a narrow pavement, at the intersection of two roads! Not really the romantic ideal of a tranquil and cosy thatched cottage.

The front (and probably the back) looks like it’s been rendered and painted in inappropriate modern materials (that render doesn’t look like lime plaster and limewash to me). It will all need to come off. It is now listed, at best this was done before it was listed, at worse it was done when the house was listed potentially without listed building consent which makes the work illegal.

I wouldn't buy it. Looks cramped and tatty, roof needs attention, right on the road with seemingly nowhere to park your car.

Fascinating history. The Old Stores and Post office. Probably why layout is strange.

Marketing even more awful in that case. All that history and not part of the selling details?

Might be reduced because people haven't even given it a chance?

I would guess development on the field behind ? that is going to be an awful lot of noise and dirt and traffic for a considerable time.
