Architect fees

We're thinking of having our garage converted into a granny flat/annex type thing. I don't think it's going to be a massively complicated task but will require planning permission and architect plans. We've been giving a very rough estimate by a building friend for the cost of doing the work - anywhere between £15k and £20k.

Does anyone know what architects charge to draw up plans? I haven't got a clue.

For bigger jobs it tends to be a percentage of the cost of the build, but on smaller jobs it may be on an hourly rate. Quotes are usually free so just give one a call.

We had plans drawn up at our old house to extend upstairs, projected cost of £23k.

As far as I can remember the fees for the survey and plans, planning application etc were about £700 (but this was 2003).

As far as I can remember, we have a standard RIBA contract and it's 10% of the final build cost (+ VAT) as well as some extras e.g. building warrant (£500ish), structural engineer (£620). Fees are paid in tranches after units of work done and our architect is project managing the work. HTH

It might also be worth looking at a technical drawer (sp?). For fairly straightforward projects they're great, as they do everything an architect would but are much cheaper usually.
