When can I relax?

We fell in love with our absolute dream house a few weeks ago and have had our offer accepted. We have a broker and a solicitor and there's a mortgage offer in place.

The valuation has been done and we've instructed for surveys to go ahead.... but all I keep hearing from family is how 'so many sales fall through' and 'don't get your hopes up yet'.

So.... when can I? At what point can I feel like the house is definitely going to be mine? Confused

Do you have anything to sell? Does the vendor have anywhere to move to?

We are 5 months into our sale/purchase and I still haven’t relaxed - but then I’m an over thinker that always assumes the worst! Our first buyer pulled out and vendor put house back on market but fortunately we found another buyer quickly.
we should complete on Weds but we haven’t exchanged yet as everyone but buyers solicitor is ready. Anxiety is through the roof!!!

Anyone can pull out at any time but once surveys and searches have been done then it starts to feel more real

You can start to relax when you exchange, up to that point anything can (and often does) happen. ☹️
You can only completely relax when you complete but by that time you move into the new house and a whole load of other issues arise! 😉

House buying (and selling) is a whole different level of stress.

When we moved last year we arranged (with full agreement of our buyer) a period of 5-months between E & C. Gave everyone certainty but meant we weren't rushed, worked well for us.

You can't relax. But I think the stats are that most sales go through.

Vendor hasn't sold anywhere but absolutely wants to move. Arghhhh I don't think I can't handle this level of anxiety for months Blush

Our purchase took over a year from offer to completion... It was a ballache from start to finish, and I didn't relax until we were actually in the house! I still can't believe how much stress and anxiety it caused me Sad so my advice is don't relax until you've completed!

Hope yours is a much speedier purchase OP!!

Even the sellers estate agent commented on how it was the longest sale they had ever had ! But yes we love our home, we knew it was our forever home which is why we stuck it out.

You can relax about a week after you move iin. Everything from now until then will be a rollercoaster of emotions.

Oh god I hope so. I feel like I'm wishing my life away but I can't focus on anything else!
We could be doing this for months!!!!

My purchase took four weeks from offer to completion and I don't think I slept at all that month! I'd previously sold my house earlier in the year and that took five months and almost finished me off 😆

When you exchange. Until then they can simply change their mind walk away despite all the money you’ve spent on fees, this has happened to me twice.

Our last purchase was an effing nightmare. The vendors were awful. We threatened to walk away from it all.
I didn't relax until the keys were in our hands!

See, our vendors are great and going as fast as they can.

When you've exchanged. Unfortunately until that point anything can go wrong and cause the sale to fall through! I had my offer in place for 6 months then it fell through when the person I was buying from lost his job. Had to buy a different house in the end?!

We had great vendors with nowhere to sell and we'd sold really easily to FTB. It still took 8 months.

Partly there was a plannig issue that took a statutory 6 weeks to sort. And Christmas and our morrgage company kept asking for dafter and dafter things - like there was one tile chipped on a newly replaced roof and they wouldn't go ahead on a £485k house with our £250K mortgage because of that.

We kept everyone in touch with what was going on. Luckily our buyer was very laid back.

Not sure if anyone is still around in this thread but on Saturday we received the contract paperwork in the post.

There's still the surveys to be done but any idea how we're looking at from this point until a moving date?
