How long between viewing and offer?

Whenever I've bought a house, I've offered within 24 hours of the viewing.

So if I viewed in the morning, I'll offer in the afternoon. And if I've viewed in the afternoon, then I'll send my offer the next morning.

I've had 9 viewings for my current property, and the agent says that two of them are considering an offer.

That was on Monday!

Personally I think if an offer doesn't materialise within a day or two, then they're just not interested.

possibly yes, but it depends on how fast properties are going in your area.

I’m the same as in if I like a house I want to offer without 24 hours. But not everyone is like that and people do sometimes make offers over a week after viewing a property

I do understand they're likely viewing many houses and it's a big decision.

But when I find one that ticks the boxes I offer very quickly to secure it!

I wouldn't have the nerve to hold out a week.

Depends on the market and how many other properties they are viewing/considering. We viewed in the summer when things were crazy and we offered same day. Our buyers offered a couple of hours after viewing

Thank god!

But I'm talking about purchases pre-covid madness; I've never taken more than 24 hours to offer.

At least I'm not in a rush to sell; I don't think the agent is right that it's usual to take a week to decide to offer.

We are on the market too. There would normally queues out the door as houses rarely come up in our immediate area, let alone our road which is tiny and quiet and has only Victorian houses, barely any of them split into flats any more (unusual for London).

I do think it’s the market. We have had a second viewing but I know the people need to sell as do the others who were quite keen. I also don’t think the weather helps. Ours would fly in spring with our south facing garden! If the price is off putting I would expect them either not to view or to put in cheeky offers.

I did wonder if it could be price but as you say, I'd have expected no interest or low offers. Nothing just feels odd!

We're priced lower than others in the area, have the bonus of parking which is rare and it's been renovated with new (neutral) bathroom etc - two viewers have been back twice. More viewings booked next week so will see what happens.

Omg this happened to us! Offered asking on a house that had been on for a while and was totally ghosted! We were proceedable too (although a few weeks later our chain did fall through) after 2 weeks they said they didn't want to accept any offers until they had found something they wanted to buy themselves and didn't want the pressure to rush... 🤯🙃
