Just seen this house...

I'm not looking to buy, I'm just nosy.

I thought oh what potential it has for a lovely extension, whilst still retaining a nice sized garden. But no, it's being sold at an over-inflated price (just been reduced) as has planning permission for TWO detached houses, 1 at the side and another at the rear. No pictures of interior so I'm guessing needs work. No reason for this post really other than to wonder if it's shocking to squeeze 2 more houses in there and to feel sad yet another house with a lovely garden will be gone (and to pity the neighbours).

Two houses? So the original house is going to have no garden to speak of, and neither will the new ones. I can't believe planning permission has been granted. It must be an area with a real shortage of houses.

Are you sure the house in the picture isn’t being demolished? What is the plan for house house that’s for sale and it’s garden? Have you put the red line on the pix? If it’s two more houses, it’s not sellable as a house but is the price for the plot? Of course pp can be amended too. Is the garden actually now sold? Or if for sake, how much is it?

I don’t know… Round here it’s all terraces but every now and then someone will have a large run down garage or neglected side garden (as well as a back garden) in the row and I think “you could get another house in there and maybe that would be a better use of the (neglected) space.”

If it’s two additional houses on that plot though I can see it would be a squeeze.

No, it's an existing 3 bed semi, with planning permission in place for 2 additional detached houses. I didn't draw the line, that's from rightmove.

It's up for 700k, just been reduced, not sure by how much. It's definitely priced for a developer... nobody would pay that price in the area just for the extending potential, even if the house was in a half decent state (I assume not due to lack of pics internally).

It's a London borough, on outskirts of the city though. Plenty for sale that aren't selling currently.

Well developers are not interested then. If it’s not sold, it’s not worth it. The existing house would not be worth much. You could add a house at the side and make the original one a terrace?

I do hope you're right. It's only today been reduced though.

There's a few houses near me that have had a house stuck on the end, I really feel for the semi detached neighbours who are now end of terrace. There was also a house on my street, small culdesac, that had an extra area of garden to the side. They plonked a detached on that, with a postage stamp garden. There's no doubt they've made good returns... as I suspect a potential developer would here if they buy at the right price. Such a shame.

There was a house built like this up for sale in our area last year - detached house squeezed into a former garden plot. Only outside space a tiny shady courtyard. It took months to sell and reappeared on the market having sold once!

London needs more houses and that looks like a very suitable plot to have more. the two new houses will have access to the road and a bit of outside space.

if you want people to be able to afford to buy, we need to build more.

They've done this no end of times in our small town. A lovely detached period house with a beautiful mature garden, and they bulldoze the whole bloody lot so they can cram several new builds in. It makes my blood boil, it really does.

The original owners usually get pp prior to selling though. So it’s often their call. As in this case. If you blood boils, would you throw your asset away or do the same? I bet you would opt for the money too. Assuming you are not a charity of course and can buy up such properties!
