House next to garage/shed sized electrical substation???

We've found a lovely house which ticks all the boxes. However, in between this house and next door there is an electricity substation which is about the size of a small garage/large shed (photos attached). I know you can get an EMF survey done for £299. It's a lot of house for the money, do you think this has been taken into account? Also next door has just gone up for sale which is a little worrying. But the vendors in the one we are interested in have lived there for 20 years so I'm thinking if it was a problem they wouldn't have stayed so long. The back of the substation backs onto the beginning of the vendor's garden and they've made a seating area in front of it so I'm guessing it's not noisy or they wouldn't sit there! We couldn't hear anything when we listened. Any thoughts/advice? Thanks

The house needs to be cheaper because sone people wouldn't buy due to the substation. There is one over the road from me and I can hear the hum in the summer when we sleep with windows open. I wouldn't personally want one closer because of that.

Why would you? There will be a magnetic field around the shed but (given the size) I doubt it's strong. Magnets are not harmful, the whole planet is a giant magnet. You walk around every day in a magnetic field stronger than the one near that shed. If you stand next to the shed you will probably be in a slightly stronger field than normal.

The buzz would be the main problem, if it was there, but unless you are going to mount a TV screen to the wall of the shed I'm not sure what you are worried about?

Only you can answer that- a house is worth what you will pay for it - but given you say it's good value it seems like it has.

Our house is right next to a railway line but there are very few trains and they crawl past- so we got a ridiculous bargain.

If you're buying with a mortgage, I would check with your mortgage adviser or the lender if they have any restrictions on lending close to a substation
