Survey - what to think

Got a survey done on a new(ish) build house (built 5 years ago). The report indicated that the house was in good enough condition overall, but there may be a leak in the roof and also that there might be some water ingress in the attic.

As a first time buyer, I am curious as to how bad a survey needs to be in order for you to consider pulling out?

It is in the back of my mind that we are overpaying for the house in the first place so the fact that the survey isn't "cleaner" is off-putting to me.

Sounds brilliant to me if that's all they found. You could poke your head in the attic and look. Might just be a loose tile. Surveys usually have a list as long as your arm of stuff to be cautious about.

Honestly, that sounds like nothing. I'd be delighted.

You could ask if the vendor is aware of any leaks, but I wouldn't be put off.

If a house had subsidence, I'd pull out. That's about it. I've never used survey results as a way I'd reducing the price, it's more of a to-do list for when you move in.

That's all? Sounds brilliant. They'll always find something. Even (or especially) in new houses. The only thing that would put me off would be subsidence or maybe damp to the point the whole house is rotting away, but then you'd know that from viewing.

Sounds Amazing to me. Main thing I would be looking for is subsidence but even then depending on if it’s historic/fixed it wouldn’t put me completely off if I liked a place.

At this stage I would be asking for a roof specialist to take a look, then any necessary work can either be done by the current owner or the cost taken off the price of the house. This is what we had to do with our previous house when we discovered a leaky garage roof.

Surveyor probably poked head through loft hatch, shone torch around, saw glistening condensation on the felt so put a statement in to cover it.

The overpaying is a separate issue. Market has changed hugely in last 3 months. Consider negotiating purely because of that.

For what it's worth, that's probably the 'cleanest' survey you'll ever see.
