Loft conversion cost

Hi everyone,
I'm wondering if anyone is planning a loft conversion this year and could advise me on basic costs. We have been quoted £87000 from start to finish. This includes an ensuite bathroom, truss roof support beams, two large dormers to the back, two velux windows and the stairs access.
It is a lot of work but the cost is huge. If anyone has experience of converting a loft and could let me know what was included for the cost, I would appreciate it x

Ours cost £60k around 10 or so years ago, incl 11 velux windows, en suite bathroom, new hot water tank. They did a very good job.

Steel in particular has gone up a lot this year.

We had quotes in autumn for our loft conversion. The cheapest (which we’ve booked) was around £45k inc VAT. That’s for a dormer conversion with en-suite shower room and a separate dressing room / study. The footprint is around 8m x 5m, so a good size. The cost includes mains smoke alarms, fire door, patio doors, balustrade, window, skylights x3, rooms to a plaster finish and the shower room fitting except for tiling (which they can arrange). Painting, carpeting etc we’ll sort ourselves. The next cheapest quote was over £10k more. We’re based in the West Mids.

How can anyone possibly say without more information. Where in the country are you? How much sq ft would you be adding?

Does it include VAT and is it to first fix/second fix/decorated?

We had a loft conversion - I can't remember the cost, but the cost of Labour and raw materials have increased considerably over the last year. As others have said, it depends whether your estimate includes the cost of decorating, electrical fittings etc. As well as the costs directly associated with the loft conversion, we found that the landing and two of the rooms underneath needed to be redecorated. This was because they had to insert a metal support.

We have a quote for £50,000. It's four rooms and two bathrooms. Half-dormer. South wales.

We had quotes in the autumn for two large bedrooms and one en-suite,two dormers. Quotes were £110k and £100k. South East. With the high interest rates we can’t afford it now.

I should have added more info above. The converted room will end up being 8.5×5.5. VAT was included in the cost. I'm in the Bristol/Bath area.
There's seems to be a big discrepancy in what people have paid but we might not be comparing like for like. The main reason I'm asking is that it's quite hard to get an estimated cost from a builder or small company without architectural drawings. We didn't want to get the drawings and then decide that it was too expensive. The company that quoted £87000 also have their own architect. I suppose I posted hoping that someone will come along that has just done the whole thing and say that quote seems realistic or unrealistic🙂

It’s worth contacting a few specialist loft conversion companies if you haven’t already. We tried design-and-build firms and general builders first (as we are hoping to do an extension too, budget allowing!) but they were either not interested or quoted very high. The loft companies we spoke to were at least £15k cheaper - and they provide drawings for, and deal with, building control as well.

Can't be feet would be 1.67m by 2.6 m , you won't get a landing bathroom and bedroom in that space. I'm sure the builder would love you forever if you were daft enough to pay 87k for a space this small.
