So as not to drip feed, it’s a rental property and I’m the landlord. There was a serious leak from an internal downpipe and the freeholder still hasn’t replaced the pie, although I was there ina rainy day yesterday and it didn’t seem there was any more water coming through ( they did a temporary repair). The tenants have moved out. The carpet is very wet and the worst affected part is growing fungi. There is insurance but I’m not sure they will pay up. I didn’t try lifting th e carpet to check the underlay. DH says it will be sodden and everything needs replacing. Any advice?

yes i would replace because even dried out there will be mould spores and any moisture in the air will reignite them

I would rio up, dry out for a week or two and replace once the leak is fixed. I would fix the leak and bill the freeholder.

Thanks. The council is the freeholder and they have been as much use as a chocolate teapot. The leak occurred in November , we were told the fix would be before Christmas. Now it’s 9th of January and I wouldn’t be surprised if they delayed again. I have lost good tenants because of this. I’m putting in an official complaint. The people downstairs are taking legal action.

No, any moisture after it dries will release mould spores. You need to take precautions pulling that up as it is I think.

That’s a good point. I should probably wear a mask next time I go round.
