Where to live that's commutable to London?

I've recently started a new job that has an office in London, and they are happy for people to move to work out of that office instead of my local one.

Can anyone recommend some family friendly areas that are a commutable distance to London?

Criteria is:

  • 3 bedroom minimum with a decent garden
  • budget is £550k max (aware this may not be much for down south!)
  • I'll need to commute to Waterloo 2x a week
  • very occasionally my husband will need to get to Bristol (longer journey is fine as this is likely to only be once or twice a year)
  • amenities such as cafes/restaurants/nice parks nearby with preferably some good shopping not too far away
  • our family are in Manchester so maybe north or west of London would be best to occasionally drive back up? This is less important though
  • we have one nursery aged child so in a couple of years will need to think about schools
  • one important criteria is that my husband doesn't drive so need public transport, schools, nursery, etc to be easily accessible

I've wanted to move to/near London for years but for some reason never done it and now have the opportunity to. Our mortgage is up for renewal in just over a years time so it could be a good time to move. I've just realised since having my child that where we are doesnt offer as much opportunity for her as I would like as there isn't much around where we live, it's just a bland commuter town with not much going on!

Lower Morden would be doable, if you found somewhere towards the Hillcross end between Tudor Drive and Lower Morden Lane, or just off Grand Drive, you're about 5 or 6 bus stops away from Raynes Park which has good shops and transport links. There are very good primary schools there too

I used to live In Staines, 25 mins into Hammersmith. Great shopping centre with restaurants/cinema. Lovely parks. My in-laws lived in brentford. Would take me around 15 mins drive. Very accessible area. Perfect for us. Just sold my two bed semi with parking and garden for 420k

And there are lots of houses cheaper if not similar, also look at hounslow. People say bad stuff but great location.

Oh yeah also Staines has a train direct to Waterloo! (You would get a seat)

If you are prepared to do a bit of work over time something like this OP might be a good bet. Very nice family area, near the river, decent schools. London travel costs and handy enough for Teddington and kingston for great shopping. Would I think be a decent buy

I echo posters advising south east London options, the further out you go the higher the commuting cost so worth figuring that into your budget.

Another one saying Milton Keynes. Not the prettiest of places but it fits all your criteria including a 30 minute commute to Euston. A lot of house for your money compared to a lot of suggestions.

I totally see your point. I love Buckinghamshire and we're looking at where to plant our family but worried it's a bit far out from opportunities in terms of what will benefit the family as it grows so we don't have to move.

I'll appreciate thoughts on this too.

We used to live in Welwyn Garden City. We absolutely LOVED it. We would have bought there if we hadn't wanted to move to be closer to parents.

You will definitely get something in your budget with 3 bedrooms there.

The fast train to Kings Cross is half an hour then you can Tube or bus to Waterlo.

Are there grammar schools in Welwyn? I hear secondary schools in Hertfordshire are not great.

It isn't.

Only on Mumsnet would £500K be described as ''very tight''...

There are plenty of decent South East commuter towns where you can get a house for that amount.

OP look at Kent, Beds/Herts or places like Leigh on Sea in Essex.

Tonbridge, Ware, Welwyn Garden city, Leighton Buzzard, Faversham, Folkestone (50 minutes to London), Milton Keynes...

State grammar? There is Dame Alice Owens in Potters Bar that a lot of the bright kids who didn't go to one of the private selective schools attended.

Where I used to live in isleworth you can buy a nice 3 bed for under 550. Around 400 most!

It's a London borough, great connections. I drove most days into Hammersmith and took me around 20 minutes. Great access to Richmond and it took me 30 minutes to drive to Windsor! It's not central London but it's still London!

It's lovely! I hope to move back in a few years!

Oh and it took me roughly 3.5 hours to drive to Manchester to visit family. (I'm now in Manchester but realised we regret this decision and will be moving back in years to come! )

Trains go straight through LB now to Kings Cross so being south is pretty easy to get north!
