"Common land"

Hi all,

Looking at a this house as a possible relocation for an elderly relative. Can anyone advise on "common land" in these types of circumstances? E.g. rights of access, what you can do with the space? Can it get complicated legally? We're looking for something as stress-free as possible.

It’s public land. It doesn’t come with the house. You can’t do anything with it.

it’s just a different way of saying “it overlooks a field”

As Crackstone said, it's nothing to do with the house. Estate Agent fluff basically saying there's no garden, just the street out front, but you can get to a nice little green area a bit further round the back.

Thank you for your replies. I get that nothing comes with the house but the space pictured looks enclosed and 'kept' IYSWIM? SIL is going to view and find out what's what.

Looking at the picture that's labelled common land, I think they might mean shared ownership. Check with the land registry.

Call the agent to check but in this case it does look like it is a shared garden with the neighbouring properties.

Definitely knock on the neighbours doors and ask. Could have been the owner of this house doing all the maintenance and now it will go into an unkempt state. There is an alleyway on the right of the house allowing access. The ground seems to be accessible by 7, 9, 11 and possibly 13, though ‘their’ bit looks to be elevated.
The last sale of the 4 seems to be 2008, so the current occupier’s don’t seem to have an issue.
I would be concerned/inquisitive about early deliveries to the Coop and the pub garden that backs onto the common ground. Is there a refrigerated unit outside or noise from Coop?

I’m curious about this as someone has clearly set it up as their own private garden. A quick call to the estate agent will answer this if a shared garden isn’t to your liking.

I'd avoid it tbh for an elderly person, it's on a hill, no dedicated parking, a range of venues where parking will be an issue, and the bins have to be dragged through access it appears?
