I need some help, we've lived in our house for three years and still haven't figured out the issue of a single patch of penetrating damp!

We've had a new roof and new pointing completed on the house yet the rain water still comes in the same place! What could it be?

I wondered if you could shed any light? I've included a picture of the outside wall below showing the outline of the damp patch inside the house...could it be the bricks?

Have you checked your plumbing for leaks? Many homes will have a water tank in the attic so that the first floor bathroom taps’ are gravity fed- do you have one of those?

With a new roof and repointing donr, I think that rules out those causes although it can take time for things to dry out.

We have a similar damp patch and I think ours is the flashing round the chimney. Have you had that looked at?

I did assume the roof replacement would have included new flashing…..

We don't have a water tank and the chimney flashing was done with the roof.

Not sure where the water runs off the gulley though! I'll check when it next rains

Do you have toppers on your chimney pipes to stop the rain running down inside?

Rainwater running off that roof. Might be wind blowing it off the edge, more likely incorrect slope or assembly.

Stand outside during heavy rain with an umbrella and a pair of binoculars and look for water dripping or running off.

Possibly ask around for someone who got a Drone for Christmas.
