House no 5 and 7 are 2 adjoined semis. No 3 is a semi attached to no 1.
Would the empty space between no 3 and no 5 be denoted in no 3 title deeds in any way or would their title just show a red rectangle up to the boundary of no 5? In other words would the separation gap (rather than just the boundary line) be denoted in any way (so the houses can't be "joined" together).
Hope I've explained this ok!

What do you mean the separation gap?? The title will show where the boundary is. What else could it show?

If 3 extended up to the boundary line, and 5 knocked down the garage and extended up to the boundary line, they would become joined.
Otherwise, the red line denoted where the land changes owner, and the "boxes" withing the red lines show the buildings.

If the buildings were changed - presumably with planning permission - then the titles would be changed to reflect the different buildings (although often in reality this doesn’t happen). The boundary red line always remains though. Is thst what you mean?

Thanks for the responses.
No 3 have built a long skinny side extension that comes up and under the sloping roof of no 5 and right up against the side of garage of no 5. The wall of this extension runs down the back of no 5 garage - towards the back garden - astride the boundary wall (they removed the fence panels to facilitate this). So the right side wall of their extension has now become part of the boundary and is inaccessible to them except through my property.
No planning permission obviously.
Been told will cause issues for both parties when selling in the future.

Did you raise this while they were building? Or report it. They may apply for retrospective planning permission.

Uhoh. Do you have legal expenses in your home insurance? I’d be getting legal advice.

id also be complaining to the council about building an extra sign without planning

Irish here but we have v.similar legal system.

No 3 can build (subject to building/planning regs compliance etc.) within their own site.

But, if No 3 has built beyond their boundary, they have encroached onto No 5 and there will be boundary rectification issues in future that will need to be tidied up before either property can be sold.

It sounds though like No 3 has built a new party wall and so you should have been consulted and your written permission for an easement sought before any works commenced. Ditto if they have used any part of your property to support their extension.

In Ireland you can look up property title/boundary/pp online - do this if you can. Either way you need legal advice.

My council won't allow semis to butt up against their non-attached neighbours in certain roads because semi start looking like terraces if everyone did that.

Did you not think of raising this while it was being built?
That would have made more sense to me.
You've now got a battle on your hands, but maybe your house insurance will cover the legal fees?

Was planning permission granted? Was a party wall agreement issued before work started? That was the point it should have been raised and objected to, especially if they've built onto the boundary. Check your house insurance to see if you have legal cover as you'll need your solicitor to look into this.

Legal cover insurance is crap…. From experience they just do not want to do anything, apart from writing copious amounts of emails that are ignored by the other party!
