Cash purchase no sale how long?

Anyone just purchased a freehold property with cash - how long did it take?

We are moving 200 miles to be near in laws. Have had offer accepted, instructed solicitor, probate completed and house unoccupied so no onward purchase for vendors.

Obviously there will be paper work but we don't want a survey or searches.

I am trying to work out when to aim for re: kids schools and rental payment.

You should ask your solicitors for a better idea of timescales...

I have found in the past that they refuse to be drawn on timescales, but maybe this is easier to predict. Will ask tho.

From reading up online, I'm thinking roughly six weeks.

The system is so bloody slow...

I bought my house cash, no chain took 5 weeks from offer accepted to getting the keys.

Five weeks here too. My lawyer was on top of it as we had two failed purchases and seller had a failed sale (and were already living abroad) so their solicitor had all the relevant paperwork prepared.

Thank you, that's really helpful to hear of firsthand time frames.

5-6 weeks would be perfect for us. We are moving for financial reasons - I am so stressed but hopefully it will go smoothly.

Everything seems to shut over Christmas so you may need to add a week or two more onto the normal time frame. We’re buying atm and our solicitor won’t start anything new after the end of this week, they’re only responding to emails. Our friends who are buying down south have been told the same by their solicitor!

@rrrrrreatt I think that right - I am hoping that things may go a little faster in the NY because the market has slowed.

We sold in August and the whole process took 11 months because of time wasting buyers and overworked solicitors.

Got offer at late Sept, exchanged and got key on Mid Nov.
We have nothing to sale, cash buy and no chain.

I can sort of understand no searches if you know the area well, but would always think a survey was a good idea?
