New build completing right before Christmas

Massive delays (well past long stop date) and dreadful communication (including outright lies) which have cost us a lot of money, but the house is in an amazing location and there is nothing else within budget that suits - either much cheaper requiring lots of expensive work or well over budget. We were lucky to get our mortgage offer extended - we now may not be able to get the same mortgage offer if we needed to reapply, despite still being able to afford it.

So everything is working out - except that due to their financial year end (Dec 31st) and the fact that they close for two weeks over Christmas, the developer is rushing to complete right before Christmas. We have our rental until end Jan, so won't be needing to move on Christmas Eve or anything, but the site closes down until 4th Jan or so, as does my solicitor, who is brilliant but won't be around to help until 4th Jan.

We are going to book a professional snagging firm but no availability til January. We have a friend who has snagging experience who can probably come help before Christmas, but can anyone suggest anything we need to do/ask for etc in what will likely be a very fast 'here's your keys, there's the house' handover late next week, as the builders all pack up and walk off site, leaving us with a shiny, new, untested and rushed-to-finish house?

To further complicate matters, we had planned to visit family for a few days after Christmas, so the house would be left empty. This is weather-dependent, but otherwise we can't not go as it's elderly relatives so 'later' may not be an option. I will sort insurance and local friends can keep an eye, but what else can/should/must I do? Looking for advice even as basic as 'check taps work' etc, but just really worried about something possibly going wrong while the site is closed and we're away.

The main thing I can think of is asking to meet the developer at the property before completion to confirm that the doors close and lock properly. Having heard horror stories of new builds that people couldn't secure as the doors weren't installed correctly!

As you don't need to leave your rental until the end of January most snagging could wait until return to work on the 4th. Anything like a plumbing leak then I presume you'd need to call out an emergency plumber.

As long as your builders don't have a terrible reputation I wouldn't worry too much beyond the house being secure and checking the heating and hot water work. Snagging isn't just about what's wrong on the day you complete it's about all the little things that crop up when you're living there (in my experience anyway). Ask them how long after you've moved in will they continue to remedy any snags (both mine were a year) you could also get your solicitor to get something in writing from them in exchange for you being so accommodating.

Definitely get in writing the process of how to get things fixed.
Time period they have to be notified
How to notify them
Expectation / timeframe it must be fixed and how they are to notify you of said fixes
Many times they'll pass your message on to a contractor and then the contractor will just turn up when they like, so if you are out they might blame you for not being there to have it fixed.

Apart from all that though good luck with the move. It's exciting and stressful whether it's a new build or not so do your best to enjoy it.

Thank you all, it's just so bloody stressful and now it's finally here (possibly) I'm worrying we're not prepared...

I'm going to email them with your list @Claudia84 and see if I can get any info or times etc. Will need to take time off work so would be nice to know a few minor details like the proposed handover time/day... not holding out much hope!

I've bought 2 new builds and moved into one 18 December. On both occasions we had a "walk round" the week before/a couple of days before handover which gave us a chance to spot any big snagging issues (none) and get a grip of the heating system etc.

We had emergency contacts provided so despite the site being closed we had help when the heating and hot water randomly stopped working on the 23rd and the engineer was out within 2 hours.

Re snagging I had 7 days for glass defects but no time limit for other issues. I've never had any major issues but I'd ask them to confirm the reporting process before you agree to the completion date.
