Just can't get a roofer

I am tearing my hair out, don't know what to do anymore for a leak we have on our sloping extension roof (utility room where it joins our old sloping garage roof). The upstairs bathroom waste goes through the extension roof and has a collar round it where it meets the tiles and there is a false wall covering it in the utility room inside, plasterboarded. The waste through the roof is next to a bit of flashing below our landing window, which has all disintegrated so there are a couple of places water could be getting in there.

I'm not exaggerating when I saw that for about 18 months we have had a roof leak, with the plasterboard wall having a wet patch slowly increasing in size and now going mouldy. Over that time I have rung I don't know how many roofers. Most don't even want to bother coming to look. They suck through their teeth saying "can't you get anyone down your end of town?", meaning 20 mins drive away! Another one lives round the corner from us, and said he was really busy every time I rang him but I see his van parked outside his house most of the day. Many of them lose interest when they find we don't work from home every day (but DH could easily arrange to, if he knew when they were coming and I only work 10 mins from home so could easily pop home if they rang first). They just seem to want to turn up when they want to and expect us to be in, without any prior warning.

Someone else came out and got up on a ladder while we were out at work (we've got a ring camera) then put a card through the door. DH rang them and they just said "oh, we can't do that job", no explanation. Just didn't seem to want to do it.

We finally got someone else out who gave us what seemed an expensive quote (included some other work eg repairing felt to bay windows and investigating another damp patch in another part of our extension) but because we were desperate we asked him to start. They said they'd do the bay windows first so they did. They then said that the builders who did our exension 7 years ago fitted the wrong type of tiles for the pitch of the roof, and said they could do a quick repair job but that wouldn't fix it long term, but didn't actually suggest a solution. As we need a new garage roof anyway we asked if they'd quote for a full reroofing of the garage, and follow it all on to where it joins the new extension (so the right tiles would be fitted this time). That was a few weeks ago and we haven't heard back.

in the meantime I've noticed that the flashing has lifted on our ground floor extension where I think the scaffolders had had their equipment for doing the bays. Proper lifted, as in gap underneath so that wind-driven rain could get in.

DH has emailed roofer a photo of it, and asked him to put that right, and said to just do a repair of the main leak in utility room if he doesn't want to do the full reroof now. We just need it watertight. We're worried that it's damaging the foundations of the house. "oh I'll have to check to see when the joiner's free, I'll get back to you". That was last week. Radio silence.

We are at our wits end. I'm almost at the point of wishing we hadn't even had our extension done now, wondering what else the original builders did wrong, what the hell to do to get roof sorted if no-one will actually come out to look at it! Feel like we've been ripped off by this current roofer who sent his lads out to fix the easy job (bay window) and doesn't want the more complicated job now. And left us with defective flashing that had been fine before!

Basically, I just need advice on how to get a reliable roofer to come and fix our roof! We have tried. Are we saying/doing the wrong things? We have plenty of savings sitting there for home improvements and repairs but no-one seems to need the money!

I don't have anything helpful to say, just a warning. I've currently got some roofers in fixing the work that a cowboy firm did in replacing my roof a couple of years ago. What it looks like is that the original firm deliberately used the wrong materials so that the roof would be easily damaged, for example in the wind, and they could charge me for out-of-warranty repairs. Sadly I can't give you advice in selecting an honest firm. I pretty much had to go with the original firm as they were doing my neighbor's semi-detached roof, mine needed doing and I had no chance to get quotes from other people. Good luck.

Oh dear sounds like a complete nightmare. I've got to find a roofer for next year & have some sympathy! Any way you have legal recourse with the original builders to put right the wrong or maybe too much time has passed? Perhaps get a surveyor or a structural engineer to see what's actually wrong? P
Maybe your insurance company have roofers they recommend or ask on local Facebook or local Whatsapp Nextdoor app groups for recommended roofers? Best of luck!

I’ve had recent better success using a small self-emploed local solo trader, a local general handyman - rather than a specific roofing company - who only want the easy jobs, who you can’t always trust, can’t see their workmanship, turn up for a couple of hours and expect ridiculous £0000’s and in cash on the day.

I feel your pain. I have been chasing roofers since May to fix my leaky garage roof. Finally found someone ( I hope). If you want me to look in Which ? Trusted traders for you, pm me your area and I can do a search for you.
