We're moving to a new build next week which has sound proofing of 45-50db between homes. Is this good? It's Stonewater homes, if anyone else has any experience with them would be good to know how they find them

If you google "decibel chart of common sounds" it'll give you an idea of what you would/wouldn't hear through the dividing wall. Unless i'm missing something it doesn't sound too good, as "normal conversation" is around 60db.

It’s a building regulation performance requirement for transmission of airborne sound through walls/floors. 45db is the minimum standard so it meets it. This is a useful link to explain it:

I think that chart says background music is 60bd
Average room noise is 30/50 db

So not great I don't think, although I'm not sure what is "normal" for house build.
