Mortgage on Maternity

Not sure which topic to put it under but decided property was the most applicable.

My DH and I are hoping to move but I'm pregnant and due in May. Has anyone had any experience of getting a mortgage while on Maternity? How was the experience?

We are currently with Santander and due to current rates/deals we'd look to port and borrow more. Finding it hard to speak to an advisor so just wondered if anyone has any experience of moving while one was on maternity and how much that affected what you could borrow. Will they take my full income, none of it, part of it?

Yes! Just did this! I just had to provide proof of earnings previous, some lenders ask for a letter from your employer too

Did this with Santander a year ago. Although we were porting our mortgage and not looking to borrow any more they had to run additional checks as I was on maternity - apparently I was a higher risk despite having written confirmation on my return date and salary from my employer. It was fine in the end but took a bit longer than expected.

Yeah I did. Just needed a letter stating date of return, job is permanent and salary.

It depends how much more you want to borrow, if you are going back to work full time or part time and how much you will be paying for childcare. We managed to get a higher mortgage on maternity but they did take that all into account for affordability.

We've just had ours approved. Needed to have evidence of pay prior to mat leave, payslips while on mat leave, and a signed letter (just from me, not work) stating when I will return, what my hours and pay will be, because I'm going back part time. Took a little while but all sorted! We used Trussle, which was great because there were so many different factors (previous credit issues etc) that I would have really struggled to organise it.

I took out a mortgage on my first home when I was 7 months pregnant. They got a letter from my HR dept saying as far as they were aware I was planning to take a year of mat leave and then return to work full time on the same salary. They also took childcare costs into account when calculating affordability. I then needed the usual payslips and bank statements etc.

I went through London & Country and my pregnancy/mat leave didn't seem to be anything out of the ordinary.

I read on the Guardian website about Santander reducing the amount offered due to pregnancy - they are not allowed to ask you so I'm not sure volunteering the info is the best choice?
