Cost of survey

I’m trying to get a structural survey done as I have some concerns about subsidence in my property. I’ve lived here for ten years and the initial purchase survey ( level 3) made no reference to subsidence but over the years I have noticed some significant cracks in internal walls which reoccur after decorating.

So, before I plan a new kitchen, I want a survey specifically to look at subsidence but the company I have approached will understandable I guess only conduct a full survey.

I was wondering if anyone has had a full survey done recently and could give me an idea of the cost.

I think the company are proposing the most expensive level of survey, such as one a developer might have prior to undertaking structural work.

I don’t know if it matters but my property was built in 1954, is a dormer bungalow with three bedrooms, 2 bathrooms, kitchen and two reception rooms.

I’ve had a quote of £750 plus VAT which seems very high to me, the company have been slow in responding to my request due to their heavy workload and I’m wondering if they really want the work.

You need a structural engineer. You should be able to get one to come out and look at a particular area for cheaper than £750. I know a friend who had a similar issue and got someone out for around £300 as it wasn’t a whole house report. It might be worth just asking one to come round and have a look and if a report is needed then, get that.

Thats not a lot! In the company I work for, the hourly rate of an engineer is around £75 so that's 10 hours for someone to come out, survey, possibly allowed for intrusive investigations to expose foundations, and also write a report? Looks like a bargain to me!

I work for a structural engineers and 750 -900 plus vat is the price we charge for a structural report. For subsidence they really have to check the whole house for cracks, movements in floors upstairs etc. It's worth it if you really think you have a problem, as will be cheaper to sort the issue's raised now rather than later.

I'm a Structural Engineer and I would charge more than that.

If you are checking it out properly then it takes a lot of time.

It's not a matter of having a quick look and then churning out a standard report. Lots of people think that's all that happens and some rubbish Engineers will do that but you get what you pay for.

I had a structural engineer out recently who charged £450 for a general structural inspection (midlands based)

Thanks for these replies, the general consensus seems to be that this price is reasonable for a full structural survey and this company were recommended by a solicitor who is a good friend. I just didn’t want to pay over the odds! I’ve heard that sometimes quotes are over inflated if someone does not really want the work, especially in the building trade where some small jobs are not very profitable.

I am a worrier so I’m really not sure if there is a problem but it would be good to know if there is a problem and get it sorted. I do have insurance and I know subsidence is covered but I would like to know for sure before I contact them.

I will get back to the company after the weekend, just wanting to hear back from another recommended surveyor.
