How much to do up a one bed??

Interested in peoples experiences of how much they’ve spent. I get it all depends etc - but useful to know!

ive got limited funds. The standard I’m going for is a good decemt standard - not luxury. I’m going to live there and then holiday let while I travel (will price it accordingly - is not as a luxury stay!)

its a one bed lower ground floor flat. No damp (fingers crossed!). It’s been looked after very poorly by tenant who’s been in there for about ten years.

Will new kitchen. Bathroom can be saved I think with a repaint etc. It has ceramic floor tiles throughout which I want put laminate over. New light fittings. Repaint throughout, blinds etc.

the ceilings are artex (spelling?) and I want to get them professionally removed.

assuming I paid for someone to do everything what do people reckon? (I will actually try to do some myself - but I am largely incompetent)

£10-15k I reckon, including having a new kitchen fitted.

A lot, I was quoted over a thousand for one room artex removal (including dumping it) and flat re plaster

Kitchens start at £2k to ££££ fitting isn't cheap.

has anyone tried freestanding kitchens? They seem like a no brained to me when I’m on a budget but not many people
seem to do them and I can’t work out why

theres a localish place that does lovely ones to order

am I missing something??

A full flat refurb including new kitchen and bathroom, removal of artex, plastering and decorating throughout and re carpeting etc cost me £40k.

what sort of flooring did you go for??

The kitchen was 6k for the units and a further £5k for fitting.

We are carpeted throughout except for good quality lino in the kitchen and tile floor in the bathroom.

It is lovely but this was a few years ago and the brand new fresh finish wears off quickly.

Can you paint or replace the kitchen doors? We spent about £5k recently doing up one of our rentals- a one bed cottage. We did all the decorating and just replaced the kitchen doors/handles which DH fitted. Plus hob/oven/taps/blind.
Fitters/plumber/tiler charge around £200 a day.
New vinyl in kitchen and bathroom, new carpets, paint, new basic bathroom and tiles. Then a few bits and bobs and basic maintenance.

@Zipps I was hoping to do that but the kitchen is beyond salvage apparently. Oh that’s good to here re yours.

did you put vinyl down directly onto tiles?

That's a shame, in another we put in an ex display kitchen as we only needed a small amount of cupboards. We only paid £200! For four large cupboards and put a hanging rack and pan rack on the wall that we bought from BandQ. No we didn't put vinyl over tiles. Ask a flooring fitter for advice perhaps?

Don't bother removing the Artex, just skim over the top.

I spent just over £10k 3 years ago on one bed flat. Would likely cost more now. New windows, install gas supply and replace white meter heating with combi boiler, radiators etc, minor electrical work - some additional sockets etc.

Kitchen ok for now, but have bought retro cupboards at auction, which I’ll need to get new worktops for. Free-standing. Cost £100. Look at second hand kitchens.

My son is just buying a 2 bed that needs renovation. The kitchen needs replacing and with a toolstation ready made unit kitchen he should be able to get the 5(3 7 units he needs for under £1500 then worktops and sink on top and he is hoping to pay no more than £2k. Fitting hopefully 3 days max so £1.5k. The bathroom can be saved with just a new vanity sink and new fittings £500 max. The walls will need smoothing out and filling but I can do that for him. I can also do the gloss work ( he is asthmatic so wouldn’t be a good idea for him to breathe in the dust and fumes) new lighting a total of 6 lights around another £300. A led strip light for the kitchen, bathroom light, and what every he fancies in the bedrooms and something a bit nice in the lounge. I already have some spare boxes of luxury vinyl with will do the kitchen, bathroom and hall.At least one more socket put in each room as well. Depending on how the budget is going but might be able to save at last one bedroom carpet as they are good quality wool but will need a professional clean. Then just decorating each room. The flat also has 2 external walls which will be insulated either with rockwall or insulation board. He has a budget of £10k and will do decorating himself and hopefully the electrics my brother will do.

I wouldn’t remove artex, the cost and mess is high, some also contains asbestos so you would have to have it professionally looked at. Skim over it if you really want to remove it. You can vinyl over tiles but you will see any lumps and bumps so would need to have screed over it first (usually about £150) I have a 1 bed flat and have done all what you have said needs doing - total cost 10k

Also look up second hand kitchens, there are a number of companies who broker good quality removed kitchens for people/companies who just nee them gone and be bothered with ebay etc.

Free standing kitchens are great. My dad is very good at DIY and making do and has done up several lovely places using all sorts of antique dressers or marble topped sideboards bought for pennies from auctions and supplemented by free standing units. It can look very quirky and tasteful.

I have recently refurbed a 1 bed. This involved decorating throughout (walls, ceilings and woodwork and rads) along with new kitchen cupboard doors, sink and tap and worktop. Also had a few minor repairs done to laminate flooring.

So, wasn’t an entirely new kitchen as carcasses remained and so did the tiling.

Organised via the agent who got the workmen and managed it, so not cheapest way to do it, but easy for us. £8k. Workmen used Howdens for kitchen cupboard doors and worktop and sink. For a 1 bed it has a big kitchen with 4 double door kitchen cupboards at floor height and the same on the walls, as well as 6 drawers.

I was a bit shocked at the price.

Another time we will decorate ourselves. The walls were in good condition and when a property is empty of all furniture it’s pretty easy.
