Dear all.. we are moving to a property in next few weeks. Yet to exchange the contracts. We have the RICS level 2 report stated , ‘we are pleased to advise to you that in our opinion this property is on the whole a reasonable purchase. We found no evidence of any significant defects or shortcomings and providing the property is kept in good repair, we cannot foresee any special difficulties arising on resale in normal market conditions’. But few things were marked in red.
Water heating - as there in no evidence of the installation inspection in the last 12 months. It was last serviced in early 2021.
Gas installation - appears in fair order with no significant defects evident. However as much hidden from view and such systems require specialist knowledge, we are unable to advise on its serviceability or safety.
The electrical installation - appears satisfactory with no obvious visual defects but much is hidden from view. As such systems require specialist knowledge, we cannot comment on its serviceability or safety.

Now we are confused whether need to go for an dedicated ‘electrical report’ and ‘home services report’ .. please share your opinion..
