Electrical inspection

Dear all.. we are moving to a property in next few weeks. Yet to exchange the contracts. We have the RICS level 2 report stated , ‘we are pleased to advise to you that in our opinion this property is on the whole a reasonable purchase. We found no evidence of any significant defects or shortcomings and providing the property is kept in good repair, we cannot foresee any special difficulties arising on resale in normal market conditions’. But few things were marked in red.

Water heating - as there in no evidence of the installation inspection in the last 12 months. It was last serviced in early 2021.

Gas installation - appears in fair order with no significant defects evident. However as much hidden from view and such systems require specialist knowledge, we are unable to advise on its serviceability or safety.

The electrical installation - appears satisfactory with no obvious visual defects but much is hidden from view. As such systems require specialist knowledge, we cannot comment on its serviceability or safety.

These are comments from the report.

Now we are confused whether need to go for an dedicated ‘electrical report’ and ‘home services report’ .. please share your opinion..

Sounds like alot of reports like this . They don't know and point out the obvious. Depends on your appetite for risk , nothing here would make me get specific reports done.

Pretty much bog standard wording for a survey. It's carefully worded so if something does turn up in future, they can't be held liable.

This is why I don't see much point in paying for a survey. I can also walk around and say 'it looks ok, let's hope it is'.

This is all pretty standard arse-covering stuff so I wouldn’t necessarily worry. But What does the vendor have in the way of certs for works carried out? Your solicitor should have these as part of the prep towards exchange if you are moving in a few weeks? If you are worried you can get a qualified electrician/gas safe engineer to carry out an inspection before moving but obviously these are sunk costs if you don’t proceed with the sale.

Ask the vendors to do a boiler service (should be done annually anyway)

on the electrics, unless the surveyor is saying that there are signs the wiring is very old (like sockets in the skirting board, no consumer board etc) then I’d not bother doing anything else

What is a ball park figure for electrical works in a new double storey extension with a kitchen, utility, bedroom and two bathrooms, with a new fuse box. And some alterations in existing house - around 5 new sockets and 20 spotlights.

Every non specialised home buyer report will state pretty much exactly this, even on a brand new house. No reason to pay for additional inspection unless you have your own concerns really.
