I'm getting a bit confused with PD jargon, we would like to extend at the front of our house towards the attached neighbours ,

As per (terrible drawing) our dining room sticks out furtthan than the bathroom wall, would we be able to infill this gap without planning, if we weren't going any further forward than the dinning room wall?

It’s unclear from your drawing where your front door is? Can you get advice from your planning dept? Moving a building line forward is trickier than moving backwards so it’s not a question anyone can really answer o don’t think. You’ll also probably need a PWA with your neighbour assuming they are attached next to the bathroom?

Alexalee · 26/11/2022 06:51

Pretty sure building forwardis not permitted development and needs planning

Joyfuljolly · 26/11/2022 06:55

I also thought pd did not permit extending past the forward line. Do you not have a builder who can advise?

ItsJustASimpleLine · 26/11/2022 07:12

It will need permission if it's to the front unless it's a porch.

How big is it?

Strawberry0909 · 26/11/2022 08:11

So the little square at the front is the current porch

Was hoping that as only wanted to Extend in line with the dining room wall amd no further foward it might not need planning, hoping go about 2.5m wide and 1 m out in line with rest of the house

Yes neighbour attached on bathroom,

Good idea to ask a builder

I did similar to this (although detatched) 10+ years ago.
Contacted the planning department, who basically said it looked okay but they couldn't actually tell me it was (helpful).
It all seemed a bit of a grey area to me.

Strawberry0909 · 26/11/2022 08:17

Just wanted to put a utility/boot room in front of the bathroom,

www.gov.uk/government/publications/permitted-development-rights-for-householders-technical-guidance
It wouldn't be PD, This guidance should help explain why on pages 14-15

That's v useful, wish I had seen it at the time I did mine!

However I still think it is unclear on the L-shape v Bay windows. My reading of the diagrams would be;

  • The Bay windows says beyond the house line excluding the Bay.
  • The L-shape says beyond the furthermost part of the L.

Mine was neither, but as per the attached with the grey being the original house and the orange (single storey) being the bit I infilled.
The sticking out grey bit isn't a porch, it is an integral 2-storey part of the house, but it does have the front door on it.

I'm past the 10 year point, so hopefully planning is now irrelevant for me.

@Chasingsquirrels houses can have more than one principal elevation so the red lines on here would be your principal elevations.
On the screenshot above the bay window would be principal elevation and the main front wall and both the front of the L and the main front wall would be the principal

Yes I understand that, but in the diagram in the link I don't think it is made clear enough.

Chasingsquirrels · 26/11/2022 09:42

BTW, I accept based on this that mine (and the OPs suggestion) is not within permitted development rights - I am just saying that I think that guidance could be made clearer.
