Extension shel costs

I know it's a minefield and prices very so very much but give me your estimates .. on a 2 by 6m double story side extension shel .. with roof ..

Based on two estimates we’ve had in the last month, I’d expect around 60k inc VAT (£2500 per sqm). Midlands.

We’ve just had initial estimates of £25 and £30 K for a watertight/weatherproof shell build, up to knock through. (21 sqm, Midlands)

The lower price is from the builder we will probably be going with, as he has just done our attached next door neighbour’s house, did an excellent job and is now fully familiar with the way these houses are built. Several other people our street how now booked him for various jobs as well.

Their estimate for the finished product is somewhere between £50 and £70 K. Obviously we’ll know more once they can do a full quote, but we’re waiting on the plans at the moment. We only need one steel though, which isn’t huge and we are sourcing the kitchen ourselves and that will be fitted by the manufacturer. They are a small. well respected, family builder, but with lots of contacts for trades that they then project manage, rather than a larger firm with all the trades in-house.

Both builders were happy for us. to schedule our build in for Spring 2023, with the caveat that costs are constantly changing, so we need to keep in close contact in the meantime.

Yes that's what I want the shell and water tight , then we do the rest as and when we have to money . I need to get a builder/s to come and have a look .

I think it depends where you are. Somehow, Midlands' quotes always tend to be more than reasonable on here, not mirrored in other parts of the country. I think you will do very well to get it for less than £3k a sq/m plus VAT - so £72k + VAT.

Surely the cost of the first floor is not the the same as the ground floor ?
its extra brickwork/ block work/ insulation. A floor a window and scaffolding. It’s only 12 sqm extra. 72 plus sounds very expensive for the size.

The idea is to give the OP an indication of prices - we did a double storey extension about 6 years ago now and the advice was to use an average price per sqm, counting the footprint x 2, as a rough estimate. It wasn't far out. Yes there will be price differences between a single storey extension, and a double storey extension, but the OP asked for a rough idea of costs. If you're getting a reputable builder certainly where we are (NW) the costs are very high at the moment.

Well if it’s that price for a 12 sqm double story shell nowdays I think I’d only need to do one a year £££££. 🙂. I’m in the wrong job
