Purlin

Hi we are purchasing a house that has a split purlin and some missing bricks iin the loftThis has caused the roof to sag and cause tiles to come loose, older house has no under felting. We havd been told now leaking (have asked repairs are done to prevent further damage as unable to get roof booked in till February
My question is can the purlin and brick work be sorted whilst roof is being done or would the purlin be replaced when new roof is constructed . Also does anyone know how much more i should allow to do this .

Personally I’d replace the purlin the same time as your retiling the roof, it will be easier to get the new purlin in with the tiles off and also less weight on the roof to fit the purlin. Less mess as well if you do it all in one go.

Thanks is purlin part of the new roof assembly or separate as workkng out costings

It depends what you mean by "roof being done" and "new roof assembly".

A basic re-roof would be to strip off the tiles/slates, remove the battens, fit the felt, fit new battens, replace the tiles/slates including any new ones required. They can do the purlin before the felt goes back on. One thing to check is the cause of the purlin splitting. Make sure it's not a roof that was originally built for slates or clay pantiles that has subsequently been fitted with concrete tiles. This is quite common, and the extra weight can cause a variety of problems.

Surely you know what the job is you've booked the builder in to do in February?

Thanks we had asked for quote for a completely new roof and clay tiles not one that reused old tiles, timescale was February that they were available still checking out different companies. The structural surveyor said roof needed extra support and get someone to check in the loft to check beams as there was evidence of moisture as we have had lots of rain lately and photos so light shining through. He said a structural engineer would be able to advise on what type of roof building needed as current structure he thought may be contributing to sloping of some of the floors and leaning of walls .

Please tell us you've had a structural surveyor look at the whole building before you asked someone to quote for the roof.

I agree with this ! Major structural issues by the sound of it.

We were thinking the same not sure its going to be worth it . Currently rent it would be nice to own . It was granted a mortgage of 30% and got a fair rate and they were aware it needed a new roof

Think long and hard about whether you want the hassle and expense. The surveyor has told you to get an engineer because he thinks there's a risk the roof is bringing the house down.

You definitely need the engineer's assessment before you do anything to the property, or proceed further with the sale.
