Second viewing - a good sign?

We've had 4 viewings since going on the market 2 weeks ago.

Our first viewer's feedback was that he liked it the best of the ones he'd seen at the time. Hadn't heard anything more from him. Today he's now asking for a second viewing this weekend. Is this a good sign? What do people look for/ ask at second viewings? We talked through the boiler last time as it's only a year old. I did the first viewing and will be doing this one myself too. He is in rented and is purchasing through cash which comes from an inheritance, so understand that he'd have wanted time to weigh up his options.

Good sign. It might mean there were a couple of things they weren’t sure about and they want to see if they can get their heads around- like room size or something. But they wouldn’t bother if they had no intention of making an offer.

Yes good sign. We’ve only sold one property but the second viewer came back with a tape measure to look at things more closely and went up the loft to plan an extension.

I'd say always a good sign. Especially if they are measuring things. I have heard it said that once people start to think about how their own things will look in a house, they're definitely getting serious about it.

Yes, a very good sign - good luck!

If he knows what he's doing he'll ask about neighbours, the street in general, why are you moving, any other little details that aren't obvious on first viewing.

I've bought 3 properties - all on only 2 viewings. I don't think I've had a second viewing on a property I didn't go on to buy.

I think it's an excellent sign. I will only go back for a second viewing if I'm committed to making an offer. Having said that - our current "purchasers" have been to view 5 times for different reasons and I've said enough now.

We've always done the show someone round then leave them to go round themselves for a longer look. For a second viewing I'd suggest asking does he want you to show him anything specific or would he rather go round on his own? And tell him where to find you/give you a shout if he has any questions.

Definitely a good sign! My second viewings were always more practical than my first - checking the windows, any hidden sign of damp, just generally much more critical than the "do I like this house" first viewing.

If being shown round by the vendor I'd have appreciated a quick walk round with them then being left to my own devices.

I prefer being shown round by estate agents than having people there while I nose round their house. I don’t feel able to look at everything I want with the owner there.

Viewer wants to access the loft tomorrow (which is fine). He'd mentioned that the roof would be replacing. Think he's gearing up for a lower offer here! Our EA sold the house about 5 doors down with the same type of roof and valued it with that in mind, so hoping they feed this information back to him.

Aww you are probably right, often surveys will pick up on these things too but as long as there are no leaks and the house has been priced accordingly. I think most buyers are lowering offers due to market conditions. The market has slowed where we are so if you want to sell and get a sensible offer, if it were me I would take it.

@Roselilly36 roof has been fine for us and we have no leaks at all. We don't have to move and DH would rather wait until the end of next year.

I've offered on 3 properties recently, all at asking price, having researched the area and sold prices.

For me, we've only been on the market for 2 weeks, so I think it's too early to consider reducing just yet. There's a number on the market in our area and of the comparable properties, ours is actually cheapest to the tune of 25k because we asked the EA to be realistic with what we should be able to achieve. We are near the better schools, local amenities and in the more desirable area of the town so whilst I don't want to be greedy, we don't need to sell for less than it's worth at this moment.

Very much agree with this! When my best friend sold, her husband told the first viewers "this is the extended part of the property - you'll notice the way the floor sinks a bit here".

He wasn't allowed to be in the house for subsequent viewers.

I definitely avoided talking too much and let him get on with it! Decided that the roof didn't look like it was in disrepair / leaking after all (which I knew). Going away to price some things up, whatever that means and will then be in tough with EA.

That seems like a good offer to me. Movement is defiantly slowing down. You just offer 10% less on the houses you are looking at.
