The market is a bit stagnant but in the area
we live in it’s pretty robust still. We’re wanting to move out of our popular road large terrace to a semi in the suburbs which has okayish schools. Saw the perfect house on at £450k and after a week has no fees.‘they’re bidding on a doer upper with no chain. Not sure whether to hold out and make an offer below the asking price? Years since we moved and no idea what to do!! Ours is ready to go on the market but as it’s near Christmas we wonder how many people we’d get round

Definitely worth an offer but expect it not to be accepted when your property hasn't even been marketed or sold yet.

We’re ready to go with the sale and they’re aware of that, so hoping if we offer slightly under they might consider it if no other offers

When we were looking earlier this year EAs wouldn't arrange viewings unless our house was under offer. You need to get your house on the market ASAP.

Market has slowed down where we are, lots coming on the market, and many reductions.

We moved during the pandemic, the market was very fast moving then, we didn’t allow viewings from people that were not in a position to proceed. Wouldn’t have even considered an offer from someone in your position OP.

We spoke to an Estate Agent last week, he said properties are taking longer to sell atm and need to be priced accordingly to attract buyers.

Doubt the EA will let you make an offer with no sale on yours unless you can buy it without selling yours!

Will see what they say - the market has slowed down considerably but, as I said our particular area is fast moving still and so we are hoping that goes in our favour. The area we are moving to would be less fast moving and not as popular . Will be talking to the Agents today about it.

I'd put in an offer but expect they wouldn't respond given you're not even on the market. They might say they'll respond once you're sold subject to contract, but keep it on the market in the meantime.

Everyone thinks their house will sell quickly OP… they are so unlikely to accept yours if you aren’t even on the market, let alone not sold

You can put in a note of interest so you’ll be kept informed of any other offers.
As a seller I wouldn’t wait for you if I received another good offer but I’d be pleased with early interest. I think the market has slowed down since earlier in the year so maybe there won’t be the flurry of interest they expect. Good luck.

Just spoken to the Agents and they agree that our house would sell pretty quickly as a lot of people interested in the area and the road. No offers at all on the house we are looking at and told them our position. It's a 'perfect' house for us as we want a garden, off street parking, room for an office and don't need good schools as kids left home. It would be less than perfect if it was in a catchment area for good schools as there would be way more interest. We're going to make an offer- nothing to lose - the vendors aren't in any rush.

OP we were in a similar position.
We were looking for a niche property and whilst they aren’t rare, ones within our budget are!

I literally found 2 in a year of looking (and not within a specific area, basically anywhere in England was an option). Didn’t want to put ours up for sale without having found somewhere as it sold on the first day of viewing last time with 3 offers at asking price.

We viewed the house and made an offer - they had another offer at the same amount from someone who also hadn’t sold their house. We raised our offer by 5k and asked for a 2 week grace period to sell our house. They accepted that, we sold our house within the 2 weeks and now the offer is confirmed.

so sometimes it can work. I suppose the niche element of the property went in our favour here as not much other interest but it’s worth a go!

Why haven't you got your property on the market? You can't be taken seriously until you're good to go surely. A better negotiation position too I would have thought. Your current position sounds flakey. No offence.
