Arggghhh! we are on the market and the bungalow behind us has put a huge planning application

Currently we are not overlooked - mainly because the bungalow behind us has a massive garden. And we are trying to sell our house at the mo - not being overlooked is a major selling point putting our house above other local houses for sale.

But our neighbour out the back has sold to a property developer, who wants to erect 6 bungalows on the plot. So we would be overlooked.

But worse than that, they have obv negotiated with their neighbours, and want to put an access road in round the back too.

So our quiet house in a culde sac will back onto an access road and 6 bungalows

what grounds can we oppose on?
is it likely the planning will be granted (our area is a major area of development)
and will it affect out likelihood of sale, or our house price?

have you had the letter regarding the application? If so, then it will tell you how you can put in an objection

hard to say how it will affect your sale - it will show in the searches so your potential buyers will be aware of it

if people want your house, they will want it regardless. You need to get the estate agent to highlight other selling points of the house ...

It's really gutting - just as we are selling too

put your objection in and speak to the planning officer

not much more you can do right now

it may not put people off as much as you think?

I think if it does go through then selling while this is planned or being built will be difficult. BUT if the plot is to be used for bungalows, is there really going to be an issue with overlooking? Surely you could just build the maximum height fence (about 6') and no windows would look into your garden? Talk to the developer and see if you can negotiate on the positioning of the road - they would prefer you not to object so may be willing to come up with a compromise.

On a positive note, the property dev. might be interestd in buying your house and you might get a better price...
