Boiler position in kitchen

We are purchasing a new house and developers are positioning the boiler on free wall space on left side of the sink (see picture below - green box) for easy accessibility and servicing.

However we need to do use that free space on the wall for something else. Hence we are trying to convince the developer to position the boiler inside one of the storage spaces (see picture below- orange colour).
We believe the position we are suggesting is 300mm away from gas hob as well as the sink so technically it should be fine for accessibility servicing as well.

Any recommendations on above or any points how can we convince the developer?

Is the place you are suggesting a party wall with no access from the outside? The run off from the boiler and flue needs to be accessible and on an outside wall...

There are also regulations relating to how closely located it can be to your hob i think

Have you asked the developers why they don't agree with you wanting to relocating it?

Hi @Snoooozzze thank you so much for your response.
The wall that we are suggesting has the outside access and its proper brick wall.
the boiler position we are suggesting is definitely 300mm away from the gas hob.

the only reason developer giving is better accessibility and servicing according to their suggested position.

hi @hannahcolobus thanks a lot for your response.
ours is detached property and there is nothing on the right hand side. There is enough free space between our fence and the wall we are suggesting.

Where you’re suggesting is an awkward space for a boiler. The fitter will be at an angle when fitting / servicing it.
What is it that you want to put in the place where they want to fit it?

The corner you're suggesting would make any services and repairs a real pain in the arse.

I dislike boilers in kitchens. I prefer it in the downstairs toilet. It always comes down to money though. How much manoeuverability with the developers have you got?

Dotcheck · 19/11/2022 08:20

I hate boilers in kitchens. At this stage I’d see if there is anywhere else it could go

Accessibility for servicing? The man comes once a year, and is used to being in wierd crampt conditions at wierd angles.

But you live with it 365 days.

I'd tell developer to take a hike!

Our boiler is on the wall which faces the stairs going down to the cellar and our guy who does the yearly service has to stand on the steps to do his work hes never moaned yet so if you want the boiler in the corner insist on it as your the ones paying for the house
